8 Great New Construction Retirement Communities in Florida.

by Bill Ness on December 27, 2008

According to the North Carolina Center for Creative Retirement, 16.6 percent of retirees who move out of state will ultimately settle on Florida as their preferred retirement destination. Even though sales in Florida have slowed in recent years, there are still thousands of retirees who are looking to take advantage of great prices offered by the oversupply of homes in Florida.

When choosing a Florida retirement community there are many factors that one must consider. Besides the typical decisions such as location and price, many home buyers wrestle with new versus resale homes conundrum. For a variety of reasons, each has its own unique set of benefits and drawbacks. (For more information about new homes versus resale homes go here).

Many retirees have determined that new construction is the way to go. However, with the recent real estate downturn, many builders have halted construction and scrapped plans for new communities. As a result, finding new construction homes in Florida is more difficult now than it was several years ago. 55Places.com has compiled a great list of communities you should consider if you want to live in a Florida retirement community and own a new construction home.

1. On Top of the World (Ocala): This large central Florida retirement community offers a wide array of amenities and an estimated 32,000 homes upon completion. Home buyers can select from new construction single-family and villa floor plans.

2. Valencia Pointe (Boynton Beach): GL Homes’ latest addition to their popular Valencia active adult communities offers 690 homes in a beautiful gated country club-like atmosphere. New construction homes are available from the $300’s.

3. La Cresta by Del Webb (Orlando): In 2007 La Cresta opened just outside of Orlando. With a total of 1,900 homes planned for construction, there is still plenty of opportunity to find a new home.

4. Sun City Center (Tampa area): Despite opening originally in 1961, new construction still continues at Sun City Center outside of Tampa. Currently, WCI Communities is building new construction villas and single-family homes.

5. Tivoli Isles (Delray Beach): This intimate 315 home community is located near the heart of the many wonderful attractions of Palm Beach County. Home buyers can find new construction single-family homes from the $300’s.

8. Southshore Falls (Tampa area): Located in Apollo Beach – one of Tampa’s most exciting neighborhoods, Centex is building new construction single-family and attached homes starting in the mid $100’s
