California has a reputation for being an expensive place to live, but that doesn’t mean active adults can’t find affordable options in the Golden State. There are many active adult communities found throughout California which offer homes for less than $200,000.

California has a reputation for being an expensive place to live, but that doesn’t mean active adults can’t find affordable options in the Golden State. There are many active adult communities found throughout California which offer homes for less than $200,000, including both large, resort-style developments and more intimate neighborhoods.

Currently, 55Places has listings for over 20 California active adult communities which offer homes for less than $200,000. This includes a diverse mix of developments. There are large, small and mid-sized communities, set in many different locations. Many are age-restricted, but some are open to residents of all ages. Here are just a few California communities where active adults can find affordable homes:

Laguna Woods Village — With over 12,000 homes, this Southern California community offers something for every budget. There are condos, attached homes and detached single-family homes ranging in price from less than $100,000 to over $800,000. This resort-style community has seven clubhouses, multiple golf courses, numerous hobby and game facilities, and outdoor amenities including sports courts and an equestrian center.

Sun Lakes Country Club — This amenity-rich, golf community, located in California’s Inland Empire Area, features a total of 3,300 condos and single-family homes ranging from the mid- $100,000s to the high $400,000s. Sun Lakes is a golfers’ paradise with 36 holes of golf, three clubhouses, two restaurants, and an exciting line-up of amenities and activities.

Sun City Apple Valley — Opened in 2004, this Del Webb development offers both resale and new construction single-family homes currently ranging from the mid- $100,000s to the high $300,000s. Community amenities include the use of two expansive clubhouses, a 27-hole public golf course, and various outdoor facilities.

Four Seasons at Bakersfield — With a beautiful location in Central California, this K. Hovnanian development features very affordable resale and new construction single-family homes currently priced from the high $100,000s to the mid- $200,000s. The development opened in 2006 with plans for just 512 homes, however its 14,000 square-foot clubhouse offers many of the amenities found in larger communities.

Villa Portofino — Active adults looking for a home in the Coachella Valley can find affordable options in this Palm Desert community. Set on 50 beautiful acres, with views of the Santa Rosa and San Jacinto mountains, Villa Portofino’s attached villas currently begin in the mid- $100,000s with larger homes reaching the mid- $200,000s. Though the community is small, it offers fabulous amenities including a 30,000 square-foot clubhouse, a 100-seat movie theater, and a 9-hole putting green.

Though California does have its share of pricey homes, it’s easy to see that active adults can also find affordable homes in some beautiful communities. Search for yourself and you may just find your ideal retirement destination.
