Roesville - Felton, DE

Roesville in Felton, Delaware is a new active adult community built by J.S. Hovnanian and Sons. This beautiful age-restricted community features low-maintenance, energy-efficient single-family homes that will appeal to those aged 55 or better. While the community is still being developed, it will one day feature a 10,000 square foot clubhouse with a variety of resort-style amenities. In the meantime, residents can get together at the community’s temporary recreation center.

Roesville is conveniently located near the capital city of Dover, and its central location puts it within equal distance from the Bay Bridge and Rehoboth Beach. The many attractions within the surrounding areas include challenging golf courses, beautiful public parks, shopping centers and fine restaurants.

Roesville Amenities

Roesville’s community design includes plans for a 10,000 square foot clubhouse, which will be called “The Lodge”. This spacious amenity center will include the resort-style features that residents have come to expect in an active adult community. Upon completion, The Lodge will have both indoor and outdoor swimming pools, as well as a fully equipped fitness center complete with a separate yoga and stretching area. Residents will be able to meet for a game in the card and billiards rooms, plan their next getaway in the travel library, or attend a community event in the grand ballroom.

Outdoors, Roesville will offer a putting green, bocce ball courts and horseshoe pits. Residents can also stay in shape on the tennis courts or with a game of half-court basketball. The community also offers walking paths, including a 10-station fitness trail.

As Roesville is still in its early stages, The Lodge is not yet available. In the meantime, those who are among the first to move into the community can visit the temporary facility, The Roesville Club, which includes a large lounge, television, card table and exercise room.

Roesville Homes & Real Estate

The single-family homes at Roesville, built by J.S. Hovnanian and Sons, are available in five ranch-style models. Each home offers three bedrooms, two bathrooms, a covered front porch and a two-car garage. These luxurious homes also include popular features such as gourmet kitchens with center islands and pantries; sunny breakfast rooms; and spacious master suites with walk-in closets. Basements are optional.

Roesville’s five floor plans range in size from 1,547 to 2,223 square feet. Homeowners can customize their homes by visiting the on-site Design Gallery to learn about all of the options available for each floor plan.

Potential homeowners will also be happy to learn that J.S. Hovnanian and Sons utilize many sustainable home building practices both in the design and building process. Building green, energy-efficient homes is better for the environment and will lower a home’s energy costs.

Roesville Lifestyle

With plans to build a total of 444 homes and a 10,000 square foot clubhouse, Roesville residents will enjoy living in a comfortably sized community with a wide variety of amenities. Although there are not yet enough residents to have organized social clubs, residents get together for fun activities, dinners and games. Likewise, the community does not currently have an activities director on staff, but may hire one in the future.

Residents at Roesville can enjoy low-maintenance living, with thoughtfully designed, energy-efficient homes. While homeowners do purchase both the home and the land on which it sits, basic lawn care and snow removal is included as part of the community’s monthly homeowners’ fees.

Area

Roesville is located in Felton within close proximity to the capital city of Dover, which offers many cultural and sporting events, such as NASCAR racing at the Dover International Speedway. However, the Felton area maintains a relaxed, country setting. This charming area offers plenty of recreation, including a variety of nearby golf courses, parks, shopping centers and restaurants. Beaches, such as the popular Rehoboth Beach, are less than an hour away. In fact, the neighboring city of Lewes offers ferry access to both Rehoboth and Cape May, NJ.
