Toll Brothers started construction of Cranbury Brook in 2005. The community will contain 195 residences upon completion. Buyers can choose from two options: Villas, which are free-standing single family homes, or luxury condominium apartments in a three-story elevator building called The Highlands at Cranbury Brook.
The villas come in four basic floor plans, but since they are each available with six different exterior elevation choices, each home is still different from the next. These homes range in size from 1,656 to 1,958 square feet and feature traditional architecture. The villas may be two bedroom ranch homes or three bedroom homes with lofts. One of the villa floor plans is a traditional farmhouse style with covered front porch. Other homes have courtyard entries with side-load garages. Some of the villas have great rooms, while others have formal living rooms and dining rooms with accent columns. The large master bedrooms have spacious walk in closets and coffered ceilings. All homes have 10’ ceilings throughout the first floor, gourmet kitchens with desirable corian or granite counter tops, and lavish master baths as well as custom features such as book cases, skylights, fireplaces, whirlpool tubs, covered porches, and sunrooms.
The luxury condominiums are mostly two bedroom/two baths units, but a few one bedroom models were built as well. One model also features a den. Sizes of the condos range from 825 to 1,441 square feet. The maintenance fees for the condos are based on size, but are higher than those of the villas. The maintenance fee for these condos include heat, water, sewer, garbage pickup, maintenance of common grounds, and full use of all facilities.
