Located between historic Beaufort and the world-famous resort of Hilton Head, Callawassie Island is a private, equity owned golf and country club community on the beautiful sea island of Callawassie. At completion, 726 residences sprawled out on 880 acres of land will comprise this gated community in the heart of South Carolina’s Low country. Three bodies of water surround the island and make for wonderful salt marsh and water views. There are two clubhouses at Callawassie Island residents can take advantage of.
Although secluded, Callawassie Island is in close proximity to shopping, fine dining, and first class medical facilities. While Callawassie Island is not age-restricted, this private community offers a lineup of activities appealing to active retirees. Buyers, when purchasing homes in Callawassie, pay separately for golf and social memberships. In case owners want to re-sell their properties, they will get back 80 percent of those membership amounts. Currently the annual social membership fee is $5,998 and the golf membership fee is $11,026 per year.
Callawassie Island Amenities
At the 18,000 square-foot clubhouse, the indoor amenities include a fitness and aerobics center for complete workouts on Cybex equipment. The clubhouse complex also features casual and formal dining and can accommodate activities as well as small and large gatherings. The veranda offers panoramic views of marsh and tides. Residents who enjoy the outdoors at Callawassie Island will find friendly competition on six Har-Tru tennis courts. A large swimming pool is on hand for rest and relaxation periods.
In addition, the River Club offers more options for informal dining and casual socializing. It also features a kid-friendly outdoor pool and a deep-water dock for boating, kayaking, fishing, crabbing, and shrimping. The walkable 27-hole championship golf course designed by Tom Fazio combines visual drama and superb play. It has an on-site pro shop and features weekly golf events and clinics.
Callawassie Island Homes & Real Estate
Construction at Callawassie Island began in 1985 and will eventually include an estimated 717 homes. Spacious homesites - from quarter-acre sites up to one-acre sites - make this community very appealing to buyers. There are villas with approximately 1,650 square feet of living space. These were the first homes built at Callawassie Island. Owners of these duplexes pay an additional fee for landscaping and exterior building maintenance. There are also golf cottages, which are full-size homes on patio lots offered with four different exterior elevations. The remaining homes are custom built. Association dues are kept very reasonable because buyers pay separately for social memberships and golf memberships. If a home comes with a social membership it can be upgraded to a golf membership, but not vice versa.
