Trilogy® at Verde River™
My husband and have visited this Trilogy Community a few times and I must say it’s pretty impressive. Beautiful Neighborhood, and the on-site restaurant is outstanding. This neighborhood has many upscale amenities without being pretentious.
I too am selling my home at Trilogy Rio Verde. I agree with everything Mark O. has written in the comments. I would highly recommend viewing existing homes for sale here. Trilogy at Verde River is fun. The homes are solid. The neighbors great. The clubhouse views spectacular. BUT BEFORE COMMITTING to buying straight from the developer, first look at the nearly-new offerings by residents. Here’s why:
— The Developer at Trilogy at Verde River requires you to improve your property* and will do it for you—but at a significant mark-up for using its subcontractors. Your other choice is to hire and supervise your own contractors—making sure that you submit all documents for approval by the Developer’s Design Review Committee and that you obtain County permits. We’ve done this–and it’s a lot of frustrating work. If you buy from a resident, that work is already done for you.
* Required improvements:
—Landscape your property to the Developer’s specs.
— Install iron trash enclosures to the Developer’s specs for outside trash storage.
— Install view fencing per Developer specs (if your wall drop-off is less than 30” and you want to protect family and pets or if you install a pool.
— The Developer offers a number of “upgrade” options, many of which you would think commonly come with a home–and you will pay dearly for them. These can include but not be limited to:
Window coverings
Flooring
Sound system speakers and wiring.
Security wiring.
In-wall vacuum system
Granite counter tops
Pendant lights
Appliance upgrades
Interior paint choices
Framed mirror options
Fireplace facings
Garage storage cabinets
Etc., etc.
— Personal upgrades. If you want a pool, or mister system, retaining walls or even rain gutters, once again you have two choices:
Use the developer’s subcontractors and pay more than the market rate or, endure the hassle of hiring and supervising your own contractors—making sure that you submit all documents for approval.
— If you want a pristine desert view you are going to pay for it—from $80,000 to $200,000. The only problem is, unless the area is already built-out, you can never be sure what might be added to your view in the future. Some people chose lots that look out on Tonto Verde National Forest—only to discover later that an ATV trail runs just paces from their back yard. However if you buy from an established resident, you know what you’re getting in terms of view.
— Construction delivery dates. You may be promised your new home in say, December in time for Christmas. But there is always a clause in the contract that gives the developer an out. If for example, more expensive models are in more demand, your home construction might slip in the timeline, costing you time (and perhaps hotel bills).
BOTTOM LINE: The Developer’s come-on price can easily increase by $200,000 to $400,000 at the end of the day.
FULL DISCLOSURE: We are selling our home at 17914 E. Vista Desierto in Trilogy at Verde River. We have moved due to other circumstances. We bought the home for $620,000 (including an $80,000 view lot premium) and put another $90,000 in personal improvements including a pool, bringing the total to $710,000. We are selling for $649,000. It’s a far better value than anything the Developer offers. Do yourself a favor and look at our Brasada home first.
Came to visit here recently and I was very impressed. Nothing built yet for the residents but by the looks of things it will be outstanding. Looking forward to the finished product.
This community is gorgeous as it sits at the base of the McDowell Mountains and looks out over the Verde Valley. Some really great outdoor activities close by and shopping is not too far away. The builder is doing an amazing job on the homes too.
