1. Sun City

This is one of the premier 55+ communities in Arizona is Sun City. Home prices vary in the community, but you’ll be sure to find many homes for under $150k. There are over 27,000 homes in the community, which lend themselves to a very active social scene. Its own city, Sun City includes everything you’ve come to expect from a town, including libraries, bowling alleys, and golf courses.

2. Leisure World – Mesa

A 45+ community, Leisure World provides residents with affordable homes and a variety of amenities. Whether you’re a golfer, tennis player, book lover, or card player, Leisure World has a space for you. Plus, it’s located in the popular Phoenix area so residents have many shopping, dining, and entertainment options nearby.

3. Sun Village – Surprise

Sun Village is a 55+ community located near some of the most popular active adult communities in the Phoenix area. There are 1,382 single family and attached homes in Sun Village with over 20 floor plans between them. The amenities and lifestyle options in the community are up there with the very best, including the 47,000 square-foot community center.

4. Rancho Resort – Sahuarita

If you’re looking for an affordable new or resale home, Rancho Resort is a good place to start. The community includes 370 single-family homes just south of the Phoenix area, many of them in the $100s. It’s also home to a 20,000 square-foot clubhouse with an outdoor pool and spa. Residents have access to Village Green, a 9-acre site featuring sports courts, walking trails, and natural space.

5. Sunbird — Chandler

Sunbird was built by Robson Communities to be a smaller and more affordable alternative to some of the Phoenix area’s extra-large active adult communities. Though Sunbird has only 1,631 homes, it also boasts a 43,000 square-foot amenity center and an 18-hole golf course. In addition, Sunbird’s fabulous location puts residents within easy access of Phoenix and its surrounding areas.

6. The Springs at Santa Rita – Green Valley

Green Valley has long been a popular spot for active adults and retirees. The city features multiple 55+ communities, with The Springs at Santa Rita being one of the most affordable. Many of the community’s 442 attached and single-family homes run for under $200,000. Residents have access to several private amenities, as well as the wide variety of amenities provided by Green Valley.

7. Fountain of the Sun – Mesa

Fountain of the Sun includes over 2,000 homes coming in a variety of styles, including single family, attached, and manufactured. Many of them are priced below $150k. Residents have many ways to stay active, including several sports courts and an 18-hole golf course.
