We’ve recently learned that ground has broken on what will soon be a sales center and several model homes. Things are moving forward, and with a project this large, every small step seems like a major milestone.

Here are 7 additional things to know about Latitude Margaritaville Watersound.

1. Construction Continues

Local residents cruising through the northwest intersection of Highway 79 and the new alignment of Highway 388 in Bay County may notice the construction equipment and activity at the site for Latitude Margaritaville Watersound. That’s the sales center and model homes coming together.

Construction is expected to continue through the end of 2021. Once the model homes are complete, the first phase will begin, and it’s expected to include 48 residential lots for single-family homes over 20 acres.

2. Models Will Open in 2021

Buyers who are ready to move beyond the floor plans and actually see what their potential homes will look like are going to get a chance next year. Minto Communities and the St. Joe Company expect to start with 3,500 homes. While the actual models and floor plans have not yet been revealed, buyers can expect homes similar to those found in other Latitude Margaritaville communities.

At Latitude Margaritaville Daytona Beach, there are three collections of single-family homes with two or three bedrooms, two to three-and-a-half bedrooms, a den or office space, and an attached two- or three-car garage.

3. Could Be the Largest 55+ Community in the U.S.

You may be asking, “But what about The Villages?” The Villages may span three Florida counties and have a handful of zip codes, but there are only 70,000 homes in that 55+ community. Latitude Margaritaville Watersound submitted a sector plan that allows them to build around 170,000 homes. Whether it fulfills that ambitious plan remains to be seen, but it’s going to set this community apart in terms of real estate and community living.

4. Two 55+ Communities on the Florida Panhandle

In regions like Palm Beach County, the Tampa Bay area, and Central Florida areas like Ocala and Orlando, 55+ communities are popular neighborhoods for active adults who seek low-maintenance living and a lot of amenities. Florida’s Panhandle hasn’t been a hotspot for these types of communities, but Latitude Margaritaville Watersound aims to change that.

This new Latitude Margaritaville community will join Windsor Villas in Milton, which has been around since 2002. There, buyers will find new and resale single-family homes in a community with a clubhouse, a pool, and shuffleboard courts.

5. Amenity Announcements Coming This Year

Some buyers care more about the amenities and lifestyle options than the floor plans and models. Minto expects to share more details about the sprawling amenity center that’s planned later in 2020.

As plans come together, there’s a lot of anticipation building about what buyers can expect to find in this innovative community focused on social activities and healthy lifestyles. We know there will be a Town Center, which will almost certainly include a large fitness center. The outdoor pool will feel like an oasis, and the area is zoned to allow a retail center as well, which means residents won’t have to go far for restaurants, shopping, and daily conveniences like banking and pharmacy needs.

6. Buyers May Be Able to Bring Their Boats

According to senior leadership at the St. Joe Company’s Residential Real Estate Division, the project’s building will extend to an area adjacent to a commercial marina village on the intercoastal waterway, which means boating at the community is a real possibility.

Whether this means you can bring your canoe, your catamaran, or your mega-yacht remains to be seen, but it’s good to know that waterfront activities are planned for the end result.

7. Near Panama City

Watersound is an extremely desirable place to live for a lot of reasons, but it’s not exactly a metropolitan area. Luckily, residents of Latitude Margaritaville Watersound will be less than half an hour from Panama City, which provides opportunities for shopping, entertainment, culture, and beaches. Several state parks are also in the area, and homeowners will never run out of things to do living so close to the largest city in the Panhandle.
