Five new 55+ communities made their debut in Florida during 2019, and they’ve generated a lot of interest from active adults seeking homes for sale in Northern and Central Florida. There are several things that set these communities apart from others. They’re modern and many homes are wired for smart home technology. They’re also sensitive to the environmental impact that new housing can cause, so builders are using sustainable materials and creating energy-efficient systems.

Taking a look at the newest Florida real estate in active adult communities, it’s easy to see why people continue retiring in Florida. There are many opportunities for fun in the sun alongside lots of attractive housing.

Esplanade at Wiregrass RanchWesley Chapel, FL

Low $200s

Living close to Tampa is affordable at Esplanade at Wiregrass Ranch. This new 55+ community from Taylor Morrison is less than half an hour from downtown and located right off Interstate 75. It’s also close to some of the best shopping in the Tampa Bay area. Just down the street, The Shops at Wiregrass has large retailers and small boutiques as well as restaurants and entertainment.

Builders plan to complete 868 single-family homes in more than a dozen models with two to four bedrooms and two to six bathrooms. Buyers will have attached two-car garages, dens, and open floor plans that provide a lot of entertainment options.

Also available to residents, an amenity center will feature a fitness center, meeting rooms for clubs and activities, and Koquina Sand Spa. A pool is planned as well as tennis, pickleball, and bocce ball courts. There will also be plenty of walking and biking trails throughout the community. An on-site lifestyle manager will help with event planning, classes, and community socials.

MiradaSan Antonio, FL

Another new 55+ community to arrive in the Tampa Bay area in 2019 is Mirada, a luxury neighborhood included in the master-planned Mirada development. There will be private amenities available to residents, including a clubhouse, a fitness center, a resort-style pool, and tennis and pickleball courts.

All the amenities in the main Mirada clubhouse will also be available to Mirada residents, including the highly anticipated 15-acre metro lagoon, designed by Crystal Lagoons. Buyers should bring their golf carts; miles of paths will be available throughout the community. Also, San Antonio is just north of Tampa and home to Saint Leo University.

New construction attached villas and single-family homes will be available, and there are models that will work well for residents wishing to downsize as well as buyers who want a lot of space for visitors and entertaining. The Villas are two-bedroom homes with two or two-and-a-half bathrooms and attached one- or two-car garages. The duplex-style homes range from 1,398 to 1,747 square feet. The Manors have two to three bedrooms and two to three bathrooms with 1,683 to 2,366 square feet. Larger properties are found in The Estates collection, with four two- or three-bedroom floor plans from 2,216 to 2,775 square feet.

WaterSong at RiverTownSt. Johns, FL

RiverTown is a master-planned community in Northeast Florida, and WaterSong at RiverTown is a new 55+ neighborhood within that thriving and active community. Mattamy Homes is building 800 new construction single-family and attached homes on the dramatic St. Johns River. Homes have two to three bedrooms, two to three bathrooms, and attached two-car garages. Some homes at WaterSong will have expanded garages to accommodate a golf cart or extra storage space. All models include a den, and buyers will be able to customize the finishes and design elements of the home they choose.

The RiverHouse Amenity Complex offers a lot of fun and plenty of opportunities to be social. Residents can enjoy the fitness center with a yoga studio, two pools, a large patio, and tennis courts. The RiverClub also has a restaurant, a game room, and a cafe in the clubhouse. There’s also a fishing pier and a kayak launch, allowing active adults to enjoy waterfront living close to the Atlantic coast.

Del Webb eTownJacksonville, FL

Mid $200s – Low $300s

Del Webb builds active adult communities known for their amenities and low-maintenance lifestyle. Their new 55+ community of Del Webb eTown will now give them a reputation for innovation and sustainability.

The plan is to develop a modern community with the latest technology and environmentally-friendly materials and methods. Buyers will have the opportunity to wire their new homes for every possible convenience. Outdoor sprinklers and indoor thermostats can be programmed and adjusted via mobile apps. Appliances are energy efficient and powered by natural gas. It’s an excellent option for forward-thinking buyers who want to find affordable Jacksonville homes for sale.

In addition to appealing single-family homes that are wired for smart technology, residents will enjoy abundant amenities and recreation opportunities. The 8,000-square-foot clubhouse will include an impressive fitness center, a resort-style pool, pickleball courts, tennis courts, and a communal fire pit. There are plenty of walking and biking trails planned for the community, and the downtown attractions of Jacksonville are only a few minutes away.

Del Webb NocateePonte Vedra, FL

Another new Del Webb community to hit the Florida real estate market in 2019 is Del Webb Nocatee, a 55+ neighborhood in the master-planned Nocatee development in Ponte Vedra. It’s just 30 minutes from both Jacksonville and St. Augustine, and a great location for buyers who want to be close to the beach, golf, and nature.

A 20,000-square-foot clubhouse is under construction, and additional amenities will include a fitness studio, meeting rooms, and a billiards parlor. There’s also a resort-style pool, a lap pool, and pickleball, tennis, and bocce ball courts.

More than 800 new construction attached and single-family homes are planned, and buyers will enjoy selecting the model and floor plan that works best for their lifestyle. Two attached villas are available with two or three bedrooms, two bathrooms, attached two-car garages, and between 1,488 and 1,529 square feet. Single-family homes are offered in the Classic Series and Estate Series. They have two to five bedrooms, two to four bathrooms, and attached two- or three-car garages. Homes are between 1,599 and 3,492 square feet.
