At 55places.com, we stay on top of the latest active adult community news, trends, and upcoming developments. From what we’ve seen in the past year, here are some of the areas we’re particularly excited about going into 2018.






Daytona Beach Area, FL

The Daytona Beach Area is known for its sunny beaches, outstanding golf courses, diverse shopping options as well as being the future home of one of the most talked about 55+ communities in years, Latitude Margaritaville. Minto, a home builder with more than 40 years of experience, began selling in November at this sprawling, resort-like community that has ambitious plans for 6,900 homes upon completion. With an impressive slate of proposed amenities and integrated retail areas, Latitude Margaritaville is sure to set the standard for active adult communities for years to come.

Not to be outdone, local builder ICI Homes has just acquired 1,020 acres of land just to the south of Latitude Margaritaville with plans for a yet-to-be-named 2,500 home community. This active lifestyle community will cater to homebuyers with clubhouses, fitness facilities, pools, and plenty of manicured outdoor space in which to enjoy the abundant Florida sunshine. Though no opening date has been announced, be sure to keep an eye on 55places.com for information as it becomes available.

Austin-Georgetown Area, TX

The area in and around Austin, Texas is among the fastest-growing regions in the country with an explosive population growth of nearly 3% a year. The region’s booming economy and thriving industries are, of course, a major draw to many new residents. Austin, Georgetown, and the surrounding areas are also known as a prime location within Texas with four seasons of pleasant weather, easy access to interstates, and plenty to do in Austin – a city known for its cultural attractions, SEC football, fine restaurants, and year-round entertainment options.

The Austin-Georgetown Area is also attracting active adult home buyers like never before. They say everything’s bigger in Texas and communities like Heritage at Vizcaya and Kissing Tree offer their residents amenities as varied as they are luxurious, spread over acres and acres of space. For a more close-knit experience, Gardens at Verde Vista and Tuscan Village may offer fewer homes, but don’t skimp on the amenities and services offered to their residents.

Hilton Head Area, SC

The Hilton Head Area has long been one of South Carolina’s premier vacation destinations with its idyllic beachfront setting, spectacular weather, world-class golf courses, and so much more. Locals enjoy long, warm summers and mild winters in which the temperature rarely dips below the mid-30s at night, making this an ideal part of the country for those who want to enjoy year-round outdoor activity. Visitors also flock here for the rich Low Country culture and culinary traditions.

Sun City Hilton Head is by far the largest active adult community in the area with more than 8,000 homes, a 45-acre town center and amenity complex, and miles of golf cart paths. If being close to the shore is your primary concern, then Hilton Head Plantation, an active lifestyle community, offers buyers everything from modest condos to expansive custom estates. Latitude Margaritaville Hilton Head is, without a doubt, the most talked about new community in the Hilton Head Area. Minto plans to incorporate the same sort of luxurious amenities with Margaritaville’s signature laid-back and fun-loving vibe.

Nashville Area, TN

Located conveniently at a major crossroads of interstates in Central Tennessee, the Nashville Area is fast becoming one of the nation’s most exciting Southern cities. With its dynamic economy, vibrant arts scene, a burgeoning culinary scene, and fantastic shopping and pro sports, it is no wonder that Music City, USA is becoming one of the most desirable destinations for more than just country music stars. There are plenty of options, from large neighborhoods that form part of master-planned communities to smaller neighborhoods that are perfect for active adults.

The Retreat at Fairvue is one of the newest communities in the area. Located in Gallatin and surrounded by an 18-hole championship golf course, this low-maintenance community has been generating its fair share of buzz. Southern Springs in Spring Hill is another recently announced development to keep an eye on. Del Webb, a leader in active adult communities, has plans for just over 600 homes with the world-class amenities this this highly regarded builder is known for.

Phoenix Area, AZ

Phoenix is arguably the birthplace of what we know as active adult communities, with the opening of Del Webb’s Sun City, Arizona in 1960. Since then, homebuyers 55 and better continue to flock to the Phoenix Area for its year-round warmth, abundant sunshine, and stunning mountain views. The area is also home to many of the finest golf courses in the region and baseball fans love that the spring training Cactus League is based in Phoenix.

As one of the top destinations for active adults, homebuyers have an abundance of options to suit their individual tastes and lifestyle. If resort-style amenities and on-site golf courses are major considerations for you, consider Trilogy at Wickenburg Ranch or Trilogy at Encanterra. Both of these communities were built by Shea Homes and are close to major cities, but enjoy countryside serenity, ensuring easy access to Phoenix without the big-city hassles. Encore at Eastmark is among the newest communities in the area and is located in the foothills of Mesa, just to the east of Phoenix. Del Webb’s newest community in the area, Sun City Festival, has the stunning amenities and quality homes we’ve come to expect from the builder with both new and resale homes available now.

  1. I live in Florida. Please consider listing ( as an amenity) ….SIDEWALKS.
    Most 55+ communities don’t have them. Some DO. I like to walk in
    the beautiful Florida outdoors. I also have a dog. (I don’t want to
    have to walk my dog at street curb. Adding that information would help me know which communities I would consider. Thank you, Anita.

  2. Just another wonderful community in the Phoenix Area is Victory at Verrado. What I like about this 55 community that it is part of the larger master plan community of Verrado. You don’t feel so isolated.

  3. Do you ever post any info on rentals…i want to sell my condo now and not purchase again..i want the freedom of renting, but would like a 55+ community

  4. How about the millions of Baby Boomers retiring by the bus loads in the Philadelphia PA. Area suburbs that want to stay within a hour drive of their grandchildren? In today’s world who’s doing a plane ride away? Wake up!

  5. Hi! We have been retired for a number of years and currently live in Florida. We are looking at another place to move to liiv in our final years. We are looking a Arizonia, maybe Sun City Fesitaval (do not want a large cummunity) but are concerned about medical services. That might be something to include in the advertisements. I also agre with the previous writer that know what area are dog friendly would be helpful!!

  6. We are interested in staying in the Newnan area (30265) . Purchase or rental. Ike is 80 and I am very close. We really prefer a rental. All the other require so much work that we are not interested in doing.Our lease here will end in April. If you can come up with something. Kindly let me know, thanks
