Below $100k - Mid $100s
About 30 miles from Philly Airport, this tight-knit neighborhood of 150 single-family homes was built from 1999 to 2003. Homes in the Village of Willow Run feature two or three bedrooms, two to three baths, and an attached garage. These low-maintenance residences offer about 1,100 to 1,900 square feet.
Amenities include a community clubhouse and an outdoor pool on the grounds. A homeowner’s association (HOA) fee covers landscaping, trash pickup, and pool maintenance. Royersford is part of Limerick Township, a quaint town with a rich historical past.
Mid $100s - High $200s
Bent Creek Crossing is another small active adult community with affordable price points. Just 20 minutes from Harrisburg International Airport, the community was built from 1998 to 2004 with 110 attached homes.
The ranch homes come in five floor plans, from 1,250 to 1,650 square feet with two bedrooms, two bathrooms, and an attached garage. The Cape Cod floor plans range from 2,000 to 2,325 square feet with two bedrooms, two baths, attached garages, lofted second floors, and first-floor master suites. An HOA fee provides for snow and trash cleanup, and landscaping. This friendly community is conveniently located near grocery stores, restaurants, and lovely McCormick Park.
Mid $200s - High $200s
Active adult homeowners need not pay a premium for their privacy at Avenrowe. With just 80 attached homes, this development is just 34 miles from Philly International and 11 miles from Trenton-Mercer Airport in NJ. Avenrowe was built from 1999 to 2000 by McGrath Homes, offering 80 single-level townhomes sized from 988 to 1,700 square feet. They have two to three bedrooms, two to three baths, and attached one- or two-car garages.
There's a private clubhouse with an exercise room, plus walking and bicycling trails. This 55+ community is near Route 1, several houses of worship, a myriad of shopping opportunities, and Fallsington County Park.
High $100s - Mid $400s
Foxfield has a variety of low maintenance living options for active adults. It has 520 condos, attached, and single-family homes built by McKee Builders from 2004 to 2013. The smallest villa condo is 1,114 square feet with one bedroom, a den, and two baths. The largest ranch model is around 1,830 square feet with two to three beds and baths. All homes at Foxfield have garages.
Foxfield’s shining star is its 9,200-square-foot clubhouse, which is managed by the community HOA. It features an indoor pool and whirlpool, activity rooms, and a catering kitchen. Outside, there's a second pool, tennis, horseshoes, nature trails, plus a 6-hole golf course and a putting green. Snowbirds appreciate the fact that Foxfield is an easy drive from both Philly International and Wilmington Airport in Delaware.
High $100s - Mid $200s
This established, 55+ community of 153 attached homes is about a half-hour drive from Philadelphia airport. It was built from 1999 to 2003 by Moulton Builders with four models ranging from 1,060 to 2,188 square feet. Homes in Stuart's Keep have two or more bedrooms and bathrooms as well as attached garages.
An HOA fee covers trash pickup and snow removal. This welcoming neighborhood has a private clubhouse with an exercise room, a library, and activity rooms. It's also near King of Prussia Mall and Valley Forge National Historic Park.
