South Carolina’s coastal town of Hilton Head radiates Southern charm. It offers a wealth of dining, shopping, and entertainment options and absolutely no shortage of outdoor activities to choose from.

So it’s no surprise why the area is an extremely popular place for active adults to live. While there are many active adult communities in Hilton Head, we put together a list of the most budget-friendly options. Here are the five best lowest-priced active adult communities in Hilton Head.

Abbey Glen – Hardeeville

Low $200s – Low $300s

Abbey Glen consists of a mixture of 112 single-family and attached residences with both new construction and resale homes on the market.

Abbey Glen’s ranch-style, attached homes offer between 1,325 to over 2,600 square feet of living space with three different collections to choose from. Collections can have up to three bedrooms, three bathrooms, and attached two to two-and-a-half-car garages. There is only one single-family model currently available in the neighborhood that offers approximately 2,280 square feet of living space and has two or three bedrooms, two-and-a-half or three-and-a-half bathrooms, and an attached two-car garage.

Amenities within the small community include a clubhouse, fitness center, billiards, multi-purpose rooms, and a catering kitchen. Outdoors, residents can enjoy the development’s pool and sundeck when the weather is nice, or take part in one of the many organized events that are scheduled throughout the year, which include several holiday parties, community events, a Cajun festival, and jewelry show.

Alston Park at New Riverside – Bluffton

Mid $200s – Mid $300s

Alston Park at New Riverside is another affordable option in the Hilton Head area with prices in the mid $200s. The development will have 133 single-family homes upon completion that are available as resale and new construction. Alston Park has a wide variety of home options with eight models for buyers to consider. Residences range from 1,406 to 2,492 square feet and can have at least two bedrooms, two bathrooms, and an attached two-car garage.

Beyond the vast selection of homes, the neighborhood also offers its residents the opportunity to live a low-maintenance lifestyle with annual homeowners’ association fees taking care of mundane chores like lawn care and trash removal.

The amenities that homeowners can expect to find in Alston Park include access to a clubhouse and lounge, fitness room, hobby and game room, resort-style pool, and walking and biking trails.

Latitude Margaritaville Hilton Head – Hardeeville

Mid $200s – Mid $300s

Designed to evoke Jimmy Buffett’s laid-back, tropical lifestyle, the Latitude Margaritaville Hilton Head community lets residents feel as though they are on vacation year-round with its resort-style amenities.

The large development will feature more than 3,000 homes upon completion with the option to buy new homes only. There are six different villa models that range from approximately 1,503 to 1,862 square feet of living space. These attached models can have two bedrooms, a den, two bathrooms, and attached two-car garages. There are nine unique floor plans to consider for single-family homes that range 1,684 to 2,564 square feet and feature two or three bedrooms, a den, two to three-and-a-half bathrooms, and an attached two- or three-car garage. Houses in the community start in the mid $200s.

The resort-style amenities that make the community standout include a town center that will feature retail shopping and dining destinations, a state-of-the-art fitness center, pet spa, theater and ballroom, a swimming pool and poolside bar, and an on-site restaurant.

Sun City Hilton Head – Bluffton

High $100s – High $800s

The Sun City Hilton Head community offers the most affordable prices in the area with houses starting in the high $100s. Buyers have a large number of designs and styles to choose from with several dozen floor plans available. Sun City Hilton Head’s villa townhomes offer approximately 1,000 square feet in space, while single-family homes are 4,000 square feet.  

Along with its affordability, Sun City Hilton Head also offers residents a vast selection of amenities and an extensive list of organized clubs and interest groups. Some of the community’s amenities include a 45-acre town center and amenity complex, on-site restaurants and grills, two indoor lap pools, a fitness center, dance studio, performing arts center, a ballroom, photography studio, and woodworking shop.

Outdoors, residents will find four resort-style pools, 12 tennis courts, walking and biking trails, a 20-acre fishing lake, gardening plots, and three 18-hole golf courses. Clubs range from gardeners to community theater groups and a music guild.

The Reserve at Cypress Ridge – Bluffton  

Mid $200s – High $200s

Rounding out the list of the best lowest-priced 55+ communities in Hilton Head is one of the area’s newest neighborhoods, The Reserve at Cypress Ridge. D.R. Horton began construction on the property in 2018 and has plans to build a total of 62 single-family residences upon completion. There are four single-level floor plans for potential buyers to choose from that range between 1,588 to 1,883 square feet and have two bedrooms, two bathrooms, and an attached garage. 

Amenities within the small development include a 7,000 square-foot clubhouse, three-story fitness center, multi-purpose rooms, outdoor pool and patio, two tennis courts, two basketball courts, dog park, and R.V./boat storage. As an added bonus, the Reserve also has a kiddie pool and tot lot that are perfect for visiting grandkids.
