Fishers, Indiana has been named among America’s top 10 friendliest towns for its relatively low crime statistics, a high rate of homeownership and an educated populace. It’s also home to Britton Falls, a 55+ community developed by Del Webb and ideal for active adults who enjoy small-town charm and the turning of seasons.


Construction began in 2006. About 1,000 homes are planned, all single-family residences that are currently available on a new and resale basis. The development was designed with a low-maintenance lifestyle in mind. An affordable homeowners’ association fee includes access to the clubhouse and its amenities, snow removal, trash service, and lawn maintenance.

Del Webb’s highly popular Monterey, Sonoma, and Napa series give homebuyers a variety of floor plans and options to choose from. Monterey models are the smallest, ranging from 1,197 to 1,551 square feet and feature two bedrooms, two bathrooms and an attached garage for two cars.

Sonoma floor plans include up to three bedrooms, three baths, and a two-car garage, as well as an optional basement. This style ranges in size from 1,539 to 1,953 square feet. The Napa series is the largest among the three, with 2,015 to 2,536 square feet and up to three bedrooms, three baths and a den, along with a three-car garage and an optional basement.

At the center of the community, an elegant 23,000-square-foot clubhouse provides resort-style amenities. Its spacious lobby welcomes visitors with a cozy fireplace and seating area. The Chateau also houses several activity rooms for billiards, cards, and games, and a library with a collection of donated books, computers, and a business center to help working residents stay productive.

Many of Britton Falls’ homeowners also take advantage of continuing education classes and a wide range of arts and crafts hosted in various activity rooms. A full-time activities director is on hand to help form clubs or manage classes, group outings, and events.

During the summer months, members can partake of a luxurious outdoor pool and play tennis, pickleball, or bocce. More than four miles of walking trails meander throughout the community, which is accented by scenic water features and fishing lakes.

Britton Falls does not offer an on-site golf course, but two premier clubs, the Grey Eagle and Ironwood, are located nearby in Fishers. Both courses are managed by PGA professionals and accommodate all skill levels. They have on-site dining facilities, a pro shop and a driving range.

Additional attractions and amenities can be found throughout Fishers as well. This year the town completed the redevelopment of the Nickel Plate District with shops, restaurants and an amphitheater that hosts live concerts, outdoor movie nights, a farmers market and festivals. Britton Falls is also located within driving distance of Indianapolis, as well as Fort Wayne, Lafayette, and Muncie.
