Open to residents of all ages, Callawassie Island is a secluded golf and country club community which appeals to many active adult homebuyers. Tucked along the South Carolina coast, Callawassie Island boasts scenic beauty featuring tranquil salt marsh and sea views. Yet the community is also within close proximity of all the Low Country has to offer, including shops, restaurants and recreational attractions.

The Callawassie Island community opened in 1985 and development is still underway. Upon completion, the gated community will include 717 homes including both single-family and attached style homes. Residents enjoy resort-style amenities spread across two clubhouses, as well as an impressive 27-hole championship golf course.

Although Callawassie Island is surrounded by three bodies of water, its location is close to many area attractions. A 15-minute drive brings residents to the shops and restaurants in Beaufort, and the popular Hilton Head area is just 25 minutes from the community. Savannah is also within 35 miles, and residents can travel to Charleston in less than 90 minutes.

Within Callawassie Island, resident golfers can enjoy the walkable 27-hole course designed by Tom Fazio and brush up their skills with golf clinics and classes. Outdoor recreations also include six Har-Tru tennis courts, swimming pools, and a deep-water dock with access to the Colleton River.

Two clubhouses provide plenty of space for socializing with neighbors and taking part in community events and activities. The main clubhouse includes a state-of-the-art fitness center where residents can stay in shape with cardiovascular and strength-training equipment or by taking group classes in the aerobics center. On-site dining options include both formal and casual settings, as well as private space for small or large gatherings.

The impressive collection of amenities at Callawassie Island is popular among South Carolina retirees.

Callawassie Island supports active adult living with an exciting line-up of activities. Special-interest groups let residents share their passions and pursue a wide variety of hobbies and pastimes. Separate fees for golf and social memberships let homebuyers keep their association fees low by paying for the amenities they plan to use.

Homes at Callawassie Island are set on spacious sites from quarter-acre to one-acre lots. Duplex villas are thoughtfully designed with approximately 1,650 square feet of living space, while golf cottages are available with four different elevations. The rest of the homes in the community are custom built.

Homebuyers can currently choose from available resale and new construction homes. Although these homes are open to residents of all ages, active adults will particularly appreciate the low-maintenance design of the community’s duplex villas. These compact homes have an additional monthly fee which covers exterior maintenance and landscaping services.
