Earlier in 2019, Cornerstone Homes announced the second development in Magnolia Lakes, an active adult community in Chester, Virginia. The Cove at Magnolia Lakes builds on the success of The Villas at Magnolia Lakes with single-family and attached homes in the scenic suburbs of Richmond.
Epcon Communities originally developed The Villas at Magnolia Lakes starting in 2006. They built 30 homes, plus a clubhouse and pool, all a part of Phase I. In 2013, Cornerstone took over development of the property and completed Phase I.
“The location was great, the community had the right components and amenities, and the original developer had a great idea to develop the area’s first active-adult community,” Cornerstone’s owner Roger Glover III told the Richmond Times-Dispatch. Cornerstone capitalized on this in completing Phase I, and Magnolia Lakes remains Chester’s only active adult community.
Cornerstone built an additional 105 homes as part of The Villas between 2013 and 2018. The homes come in five models with two to three bedrooms, two to three bathrooms, and a two-car garage. When these homes sold out last year, Cornerstone began plans for Phase II, called The Cove.
The Cove will include 38 single-family homes and 29 attached homes. Starting in the low $300s, these custom homes can range from 1,600 to 2,100 square feet with two to three bedrooms and two to three baths. Cornerstone offers seven different models for this phase, which all include the award-winning features catered to an active adult lifestyle.
Amenities and Lifestyle
Magnolia Lake is the center of the community, and 12 of the single-family homes sit along the lake and include an option for a walkout basement. All the homes will include personal outdoor space so residents can enjoy the green space surround Magnolia Lakes.
Residents can also enjoy bird watching and fishing from the boardwalk and waterfront pavilion, walking along the trails in the neighborhood, and gardening at the Corner Patch community garden. An ideal location provides easy access to nearby Pocahontas State Park and James River conservation areas.
Cornerstone Homes builds exclusively for 55+ homebuyers, and considers themselves experts in constructing homes that are low maintenance with easy floor plans. They also believe strongly in creating not just a development or neighborhood, but a community.
Although Magnolia Lakes features a clubhouse, fitness center, and pool from the first phase of development, Cornerstone plans to add the Lodge, a smaller recreation facility, and a pavilion overlooking the lake with space for lawn games like bocce and badminton.
As of March, builders were working on five homes in The Cove with expected resident move-in dates in June. “We’ve seen a huge uptick in interest,” says Cornerstone’s Director of Marketing Kirsten Nease.
Magnolia Lakes as a whole offers easy maintenance in a tight-knit community, but residents also enjoy the proximity to the Richmond area. In addition to being minutes from a shopping center with a Walmart and dining options, residents are half an hour from Downtown Richmond and the Richmond International Airport, as well as 10 minutes from Interstate 95.
