Active adults are excited about the increasing number of Florida retirement communities that are coming to the state’s Panhandle region. What they’re really excited about is the development of Latitude Margaritaville Watersound, a 55+ community inspired by Jimmy Buffett and his song-worthy lifestyle.
The community will break ground soon in Watersound, just outside of Panama Beach and its crystalline white sands. Minto Communities has recently revealed some of the plans it has for this neighborhood, which is appealing to local residents and buyers from across the continent.
Panama Beach Real Estate: Where to Find Watersound
Latitude Margaritaville Watersound will be constructed in Bay County, a well-populated area in Northwest Florida that includes a swath of rural land as well as metropolitan areas like Panama City and Panama City Beach.
The community will be constructed along the natural and aesthetically pleasing 30A corridor. Minto Communities and their partner for this project, The St. Joe Company, expect to begin construction towards the end of 2019.
Latitude Margaritaville Watersound will be found in the center of an area zoned for 170,000 residential properties. It’s called the St. Joe’s Bay-Walton Sector Plan, and about 15 miles of land along the Intracoastal Waterway is owned by The St. Joe Company.
The land covers shoreline along West Bay and Choctawhatchee Bay, so residents who decide to buy in Latitude Margaritaville Watersound will enjoy unique water views and proximity to a lot of beach and outdoor recreational opportunities.
Plans for Phase I of Latitude Margaritaville Watersound
The first phase of the community is expected to include 3,500 single-family homes, with more planned beyond that. There will be a sales center on site with a number of model homes to provide prospective buyers with personalized tours and information about financing, lot selection, and custom home designs.
The community amenity center will also be a construction priority. The first neighborhood will be built on the western side of Highway 79, just north of the Highway 388 intersection in Bay County.
What to Expect: Latitude Margaritaville Lifestyle
Potential buyers are eagerly awaiting floor plans and amenity descriptions for Watersound, and until those are available, it’s best to look at another popular Minto Community that introduced the Buffett-like 55+ community lifestyle to Florida: Latitude Margaritaville in Daytona Beach. In South Carolina, there’s also a Latitude Margaritaville Hilton Head 55+ community in Hardeeville.
While the Watersound community will have its own particulars, excited future residents can expect several of the same home models and features available at the Daytona Beach and Hilton Head locations.
Amenities in the first two Margaritaville properties are extensive. The Town Center, which just opened in the Florida location, includes a large and modern fitness center and a studio for aerobics and dance, where classes and lessons can be held. There’s a spa and an indoor lap pool as well as an outdoor pool that’s similar to what you’d find at some of the best resort hotels.
Tennis courts, pickleball courts, and bocce ball courts are likely to be available, and an outdoor amphitheater and a pet park with a pet spa would also be standard amenities at a Margaritaville community.
Latitude Margaritaville Watersound is sure to have its own restaurant as well, which residents at the Daytona Beach property especially enjoy. The Latitude Bar & Chill Restaurant offers indoor and patio dining opportunities.
Another special amenity that you won’t find at every 55+ community is the private beach club, which comes with dedicated transportation. Residents hop on a shuttle in their neighborhood and they’re transported to their own sandy beach area and sparkling seawater.
Latitude Margaritaville Watersound's beach club is expected to be on the Gulf of Mexico beachfront. It's slated to have a full-service hotel, a 2-acre park with multiple swimming pools, private cabanas, a lazy river ride, and a children’s splash area.
What to Expect: Latitude Margaritaville Home Models
Latitude Margaritaville Watersound will start with 3,500 single-family homes and buyers can expect to find models that are similar to what Minto offers in their other communities. They are divided into three distinct types; the Caribbean, Beach, and Island collection.
The Jamaica model is the most modestly sized home, with two bedrooms, two bathrooms, and around 1,503 square feet. There’s an open floor plan with a large kitchen and a hobby area in addition to the two dedicated bedrooms.
The largest property is the Trinidad model, with over 2,500 square feet, three bedrooms, three-and-a-half bathrooms, and an attached three-car garage. It includes a large foyer, a master suite with two walk-in closets, and a den.
Most of the homes that buyers will find at Latitude Margaritaville Watersound will be designed for comfort and entertaining. Minto allows for a lot of customization, making the property a truly unique home that fits each person’s lifestyle and preferences.
Food, Fun, Music, and Escapism
According to William Bullock, Minto’s Latitude Margaritaville Division President, there are four quality-of-life pillars that the Latitude Margaritaville lifestyle aims to embrace; food, fun, music, and escapism. This particular Margaritaville property will also provide an opportunity for residents to embrace nature and the incredibly beautiful landscape that’s found in Morthwest Florida.
St. Andrews State Park is an ecologically diverse beach, boardwalk, campsite, and set of hiking trails, and it’s not far from the planned Watersound community. From there, guests can take a pontoon boat to Shell Island, where there are boat tours and dolphins who aren’t shy about swimming up to visitors. Even closer to Watersound is Deer Lake State Park, an unusual dune lake found on the coast, and a great spot for swimming.
Minto and its partners believe that Latitude Margaritaville Watersound has the potential to be as large as 100,000 homes - maybe even more. Buyers thinking about a Florida retirement or looking for Panama City homes for sale would probably find everything they’re looking for (and more) inside of the Margaritaville community plans.
In addition to the residential homes, developers have already won approval for a new marina village and a commercial center that will undoubtedly include restaurants, grocery stores, shops, and even medical centers. The Grand Opening is currently expected to be sometime in 2020.
