Forget what you thought about living near Pittsburgh–its reputation as a Steel City is long gone, and it is now an up-and-coming area that attracts big companies and home seekers of all ages. And like any other growing city, Pittsburgh has a corresponding suburban sprawl with new and established residential developments and businesses. It has also carved a niche for active adults with towns like Cranberry and McDonald offering neighborhoods with lifestyles that cater to low-maintenance living.
One of our favorite Pittsburgh suburbs is Canonsburg, which sits about 18 miles south of the city. It is an easy drive, and one major perk of living in Canonsburg is that the Pittsburgh International Airport is only about 30 minutes away. Some of Pittsburgh's best-loved attractions, including the Carnegie Museum of Natural History and the Pittsburgh Zoo & Aquarium, are easily accessible.
Canonsburg is a borough in Washington County with a population of around 9,000. There are four small communities that are close enough to downtown to enjoy its offerings but small enough to provide peace and quiet. Between the four, there are new and resale condo, attached, and single-family homes. Read on to see if any of them check all of the boxes on your list.
Mid $400s - High $600s
Smaller is better at Indian Ridge, an exclusive community of 31 luxury single-family residences designed by Eddy Homes. There are four floor plans ranging from 1,870 to 2,818 square feet with three to five bedrooms, two to four-and-a-half bathrooms, and attached garages. Standard features include gourmet kitchens with eat-in bars, master bedrooms with spacious walk-in closets, engineered hardwood flooring, nine-foot ceilings, oversized basements, and private backyards.
Optional upgrades include extra bedrooms, butler’s pantries, extended decks and patios, sunrooms, finished basements, lofts, and three-car garages. The property offers direct access to a system of trails, and the homeowners' association (HOA) fees cover snow removal, lawn cutting, and yard maintenance.
The surrounding area offers a broad variety of outdoor recreational opportunities like Canonsburg Town Park, which has an outdoor pool and sports courts. Peters Lake Park is popular for hiking, fishing, dog walking, and kayaking. When it is time to shop or grab a bite, there is a Giant Supermarket, Aldi, CVS, Walgreens, and the Southpointe Town Center nearby.
Low $200s - Low $300s
Waterford Villas is an inviting neighborhood of 59 resale attached homes built from 2004 to 2007 on the banks of Chartiers Creek, popular for bass and trout fishing. The standard floor plans range from 1,600 to 2,182 square feet with features like three bedrooms, patios, attached two-car garages, first-floor master suites, expansive and equipped kitchens, and decks. The HOA fees cover lawn care costs, and homeowners also enjoy the community clubhouse which has gathering rooms for social events plus an outdoor pool and patio area.
Golfers appreciate the fact that Waterford Villas is close to several courses, including Valley Brook Country Club, Lindenwood Golf Club, and Southpointe Golf Club. This area is also known for its wonderful restaurants, including Juniper Grill and Franco’s Trattoria.
Mid $300s - Mid $400s
Evergreen Village offers single-level living in modern resale condominiums built from 2002 to 2010 near Canonsburg Lake. Homes range from 1,928 to 2,668 square feet with three bedrooms, oversized kitchens, large windows, patios, and spacious walk-in closets. Features like cathedral ceilings and first-floor master bedrooms and laundry rooms make these homes comfortable, elegant, and carefree. There is also an HOA, and their fees provide for lawn cutting, fertilizing and mulching, and roof maintenance as well as snow removal on driveways, sidewalks, and access streets.
Homeowners like to stay connected with frequent social gatherings including yearly holiday parties, summer picnics at the community gazebo, and the annual Evergreen Party. Other activities include afternoon teas, plays at the Little Lake Theater, card clubs, and book groups. Canonsburg Lake is a popular spot for locals as it is stocked with trout and has other species of fish, and it has a fishing pier for persons with disabilities. It also has a boat launch ramp and is open to both un-powered boats and boats with electric motors.
Low $400s - Mid $600s
Rounding things out we have Sherwood Pond, another Eddy Homes community that is slated for 54 new single-family homes. There are four models ranging from 1,790 and 2,527 square feet with three to five bedrooms, two to three-and-a-half bathrooms, and attached two- or three-car garages. The customizable luxury floor plans offer one- and two-story configurations with high-end owner’s suites, spa-like bathrooms, gourmet eat-in kitchens, and separate dining rooms. Extras include sunrooms, extended patios and decks, and dens.
Sherwood Pond’s HOA fees provide for snow removal, lawn mowing, mulching, and landscaping. The scenic property is also well-maintained, with walking trails, a pond, and benches. Although there is no community clubhouse, there are many fitness centers nearby, including Anytime Fitness, Wilfred R. Cameron Wellness Center, Spencer Family YMCA, and the 24-Hour Health Club.
This upscale neighborhood is also close to all of the Canonsburg shopping outlets and restaurants, as well as respected medical facilities like Washington Hospital, Legacy Medical Centers, and Family Medicine Center. If you’re in the mood, you can walk to the McDowell Shopping Center, which is less than a mile away and features Dollar Tree, Applebee’s, Atria's Restaurant, PNC Bank, and Kmart.
