The Carmel region of New York holds the key to any adventurer’s heart. Located in Putnam County, The Residences at Butterfield is an intimate 55+ neighborhood planned for just 49 condo homes. Unicorn Contracting Corp. broke ground on the property in 2018, less than a mile from the banks of the Hudson River. They offer 16 floor plans ranging from 905 to 1,415 square feet with one to two bedrooms, one to two bathrooms, patios or balconies, and indoor garage parking. Extras include in-unit laundry areas, walk-in closets, and nine-foot ceilings.
This private community is on the outskirts of the Hudson Highlands, which offers fishing, hiking, and hunting. Other nearby recreation areas include West Point Golf Course and Cold Spring Country Club. The town of Cold Spring has a Foodtown grocery store, churches, restaurants, shops, and plenty of other services.
Low $500s - Mid $600s
Warwick Grove is a mid-sized 55+ community that will have 215 new and resale condo, attached, and single-family homes when work is completed by Duany Plater-Zyberk & Company and Leyland Alliance, LLC. The condos are resale only, offering two models sized at 1,548 or 1,713 square feet with two bedrooms and bathrooms, optional dens, and assigned indoor parking.
The three attached home models are two- or three-story units available new or resale with two or three bedrooms, two-and-a-half to three-and-a-half baths, and two-car garages. Options include dens and outdoor decks. There's a large variety of single-family floor plans sized from 1,473 to 2,625 square feet with one to three bedrooms, two or two-and-a-half baths, and attached two-car garages. Options include dens and bonus rooms.
The on-site Neighborhood Center has several activity rooms, an exercise room with a yoga studio, a post office, plus an outdoor swimming pool on the beautiful grounds. Warwick Grove is in Orange County, just minutes from Hickory Hill Golf Course and Warwick Valley Country Club. Also, Downtown Warwick has grocery stores, banks, pharmacies, medical offices, and the Warwick Valley Community Center.
High $200s - Mid $300s
On a smaller scale and more affordably priced, Villas At Seminary Hill in Putnam County will have 50 new condo residences when completed by RPK Precision Homes, Inc. Its sought-after zip code places it near Putnam Hospital Center, West Branch Reservoir (great fishing!), and Centennial Golf Club. Head down the road onto Route 52, and you'll run into the Carmel ShopRite Plaza, where you can buy groceries, pick up prescriptions, see a movie, get a haircut, or grab a bite to eat.
The Villas has two floor plans sized at 1,200 square feet with two bedrooms, two bathrooms, porches, and one-and-a-half parking spots per unit. The expansive property has 15,000 square feet of recreation space, with two pocket parks and a picnic area. The private clubhouse offers a community kitchen, a lounge, and a covered porch.
High $200s - Low $700s
Also in Carmel, Heritage Hills is an established community with 2,600 resale condo and single-family homes. Although it's not age-restricted, this gated neighborhood has floor plans and amenities that fit with active adult lifestyles.
Most of the homes here are condos, with over two dozen floor plans ranging from 955 to 1,909 square feet. They offer one to three bedrooms, one- to two-and-a-half baths, and either carports or attached two-car garages. The select number of single-family homes range from about 1,200 to 1,700 square feet with two bedrooms, two bathrooms, and attached two-car garages. Features include golf course views, stainless steel appliances, hardwood floors, and granite countertops.
Heritage Hills is associated with Somers Pointe Golf Club, and homeowners may join for a separate membership fee that provides access to its two golf courses, driving range, and restaurant. This community also has its own clubhouse, where friends and neighbors can enjoy a performance theater, an exercise room and sauna, and hobby studios. And if that weren’t enough, there are five outdoor pools; tennis, bocce ball, and pickleball courts; two restaurants; walking trails; and gardening plots on the grounds.
