A view of Chesapeake Bay from Kent Island, Maryland during autumn

Active adults in search of condo living in Maryland will soon have one more excellent option.

As a new age-restricted community breaks ground, prospective residents are eagerly anticipating the new construction in one of the Chesapeake Bay region’s most sought-after areas. This past September, builder K. Hovnanian hosted a groundbreaking ceremony for their new active adult condos on Kent Island. Located just across the Bay Bridge from Annapolis, Four Seasons at Kent Island will offer 162 residences when complete.

Homes

Hovnanian originally announced the creation of the community in 2017 and hosted an open house with available single-family models in the winter of 2018. However, they plan to offer 12 models, including single-family and condominium homes. This event this September marked the groundbreaking for the four condominium buildings that will make up part of the community.

The single-family homes range anywhere from about 1,800 to 3,500 square feet. They feature two to three bedrooms and two to four bathrooms. The open floor plans provide spacious living, perfect for entertaining, while the options for granite countertops, high ceilings, and ceramic tile floors in the bathrooms create a feeling of elegance.

The groundbreaking event celebrated the new condominium homes. These homes will also offer up to three bedrooms with owner’s suites that include a walk-in closet and an en suite bath. The condos will start in the low $400s. Residents can enjoy views of the community and or the nearby bay from their balconies, which will be standard for every unit.

"The open floor plans are fabulous, and each includes an outdoor living area so residents can look out on the beautiful surroundings,” says Community Manager Doug Shipe.

Amenities

Kent Island offers residents bay-side living with the ease of traveling back to the Annapolis, Baltimore, and Washington, D.C. areas. In Phase I of the development, K. Hovnanian will connect the community to the Cross-Island Trail, which allows residents to bike and walk around scenic Kent Island. The boat launch will allow kayakers and canoers to get right out on the water from the community, while nearby marinas can store larger boats. The Island is also home to numerous golf courses.

At the community, residents will be able to enjoy the many amenities within the 28,000-square-foot Chester Club clubhouse, including an outdoor pool, a yoga studio, a fitness center, and tennis courts.

Living on Kent Island

Kent Island also has some of the best seafood restaurants in the area. Residents can enjoy fine dining at places like The Narrows, or in the summer and early fall, eat crabs at Harris Crab House or The Jetty. The Queenstown Premium Outlets provide discount shopping, while shopping centers along Route 50 offer fast-casual dining, grocery stores, and pharmacies.
