Few regions in the Northeast have as many acres of pristine farmland as Gloucester County, but this is only part of its appeal. Founded back in 1686, it's a farming and agricultural mecca, with fresh fruits and vegetables, dairy and meat industries, and year-round canneries. In fact, Glouco is one of the main food producers in the entire United States. This is only part of the picture, though.
The county is home to many large companies and employers, like Amazon, Jefferson Health, and manufacturing companies. Rowan University has a campus in Glassboro, and major health providers include Jefferson Health and Inspira.
Most of the active adult neighborhoods are close to Philadelphia, with the farthest out being in Williamstown. Getting to the city to visit its historical landmarks, cultural hubs, restaurants, parks, and shops is an easy drive, train ride, or bus ride away. Some of Glouco’s towns like Woolwich and Mullica Hill are also not too far from Delaware (tax-free shopping!). Within the county, there are attractions like the beautiful Scotland Run Park, historic treasures such as Red Bank Battlefield, and the 18-hole, public Pitman Golf Course.

High $200s - Mid $300s
Our smallest entry on this list is The Vineyards at Silver Lake, an intimate community of just 30 new single-family homes being developed by Russo Homes. The property is in a rural area not far from Route 55 and the Glassboro Wildlife Management Area. To get to the closest Walmart, you’ll need to drive about 10 miles, and the downtown area is about four miles away. The area around Rowan University has been redeveloped, and there are some buzz-worthy shops and restaurants here.
Homebuyers can choose from five models ranging from 1,620 to 2,493 square feet with two to three bedrooms and two to three-and-a-half bathrooms. Options include dens, porches, gas fireplaces, eat-in kitchens, and lofts. Also, there's a monthly homeowners association (HOA) fee to cover lawn care and snow removal.

Low $300s - Mid $300s
Respected builder Bruce Paparone Inc. broke ground on The Village at Country Gardens in 2006, and it will have 223 new and resale single-family homes when work is done. This gated 55+ neighborhood offers three spacious models sized from 2,097 to 2,902 square feet with two or three bedrooms, two or three bathrooms, and attached two-car garages. Upgrades include stainless steel appliances, hardwood floors, and dens. The HOA fee provides for common area maintenance, snow removal, and lawn care.
The Village’s well-appointed clubhouse has a lovely banquet room and catering kitchen for events, plus a Jacuzzi room, game rooms, and bocce courts. Active community members spend time at holiday parties, game nights, Bunco, men’s nights, and Fiesta Fridays. Sewell is a well-developed area, and The Village is close to a Target, a Petsmart, a Lowe’s, restaurants, and other shops and services. It's also a short drive from James Atkins Park, which has pickleball courts, lighted tennis courts, trails, and biking paths.

Mid $200s - Low $300s
You're sure to be impressed by Weatherby by McKee, a McKee Builders-built active adult neighborhood with 239 new single-family homes. This gated community broke ground in 2017 on a scenic property about half an hour east of Wilmington, Delaware.
McKee Builders designed four single-level models ranging from 1,498 to 1,796 square feet with two or three bedrooms, two baths, and attached two-car garages. The open-concept floor plans have features like porches, decks, and finished basements. Most of the neighborhood’s resort-style amenities are at the clubhouse and include tennis and bocce courts, an outdoor pool and patio, and a modern fitness center with an aerobics studio. There's also an arts and crafts studio, a ballroom, and a library.
Homeowners are happy to fill their time with rewarding activities like practicing on the community’s putting green and using the walking and biking trails. There are also clubs for bird watching, dining out, golf, photography, travel, and tennis. Two of the closest golf courses are at Riverwinds in Deptford and Westwood in West Deptford; both are highly rated and open to the public.

Mid $200s - High $200s
Last but not least is Stirling Glen, a new active adult community under construction by builder J.S. Hovnanian & Sons. This gated, wooded neighborhood is slated for 195 new single-family homes and a brand-new community clubhouse. The three contemporary floor plans range from 1,744 to 2,032 square feet with two to four bedrooms, two or three baths, and attached two-car garages. Features like kitchen islands, open floor plans, and nine-foot ceilings also make these customizable homes highly desirable.
When the clubhouse is finished, it will have a modern fitness center, a catering kitchen, a banquet hall, game rooms, bocce ball courts, and an outdoor pool and patio area. Stirling Glen is also next to Scotland Run Park and Route 168, where you can find a Walmart Supercenter and a Home Depot. Williamstown is part of Monroe Township, and it's also home to two wineries, Autumn Lake and Blue Cork, plus a brewery.
