South Carolina’s Lowcountry has always been a highly sought-after destination for retirees looking to move to warmer climates, but potential homeowners were typically drawn to areas that hugged the coastline. Now, smaller towns that are just a short drive from the coast, like Hardeeville are seeing a huge influx of 55+ residents.
Based on recent reports issued by the U.S. Census Bureau, Hardeeville has continually been the Lowcountry’s fastest-growing city since 2010. Now, it’s been estimated that the popular area has more than doubled its 2010 population increasing from approximately 3,055 residents to more than 6,500 in 2018.
While there are several factors that could be influencing the influx of residents, two of the main reasons behind the recent increase are the popular active adult communities of Sun City Hilton Head and Latitude Margaritaville Hilton Head. And, since both communities are continually growing and new construction homes are being built regularly, there’s no sign of the population rise slowing down any time soon.

Sun City Hilton Head
Sun City Hilton Head is not only one of the most popular, best-selling active adult communities in the Lowcountry, but it’s also the largest age-restricted community in the state of South Carolina.

According to the Sun City Community Association, another 52 acres of land were purchased in 2018 in order to add another 183 homes to the development.

Additionally, residents will have access to the 17,000 square-foot Pinckney Social Hall, several on-site restaurants and grills, performing arts center, grand ballroom, plus, numerous art studios. The community is also a golf lovers dream community with three different courses for a total of 54 holes of golf.
Sun City Hilton Head's three fitness centers make it easy for homeowners to stay fit and healthy by offering a variety of state-of-the-art cardio and weight lifting equipment. Residents can also stay active on the complex’s 12 Har-Tru Tennis Courts, 12 pickleball courts, 12 bocce ball courts, horseshoe pits, softball field, volleyball court, croquet fields, and fitness trail that is lined with different exercise stations along the way.
In addition to the athletic fields and trails, other outdoor amenities include four resort-style pools, a 20-acre lake that can be used for catch and release fishing, dog park, gardening plots, playground, and plenty of RV and boat storage.
If the amenities aren’t enough to keep residents busy, there’s also an entire social calendar that’s full of organized events that range from group workout classes and dance classes to community theater productions and concerts.
Latitude Margaritaville Hilton Head
Minto Communities has designed the age-restricted community to exude the feeling of being on a permanent vacation with resort-style living. And from the neighborhood’s poolside cabanas and bar, palm-tree lined streets, and private sandy beachfront, that’s exactly what residents will find at Latitude Margaritaville Hilton Head.
The gated community currently has plans to accommodate more than 3,000 new, single-family homes upon completion. Prices within the enviable neighborhood range from the mid $200s to the mid $300s and there are more than a dozen different types of home designs and floorpans to choose.
The many home options and convenient location to some of Hilton Head’s most popular beaches aren’t the only reasons potential homebuyers are drawn to the property — the long list of desirable amenities within Latitude Margaritaville Hilton Head is also a big factor in its appeal to active adults looking to settle down in the Lowcountry.
Noteworthy amenities in the development’s final plans include Latitude Town Square, a 290,000 square foot retail center, fitness center, arts and crafts studio, pet spa, theater and ballroom, business center, and a number of on-site restaurants and bars.
