Every year, real estate advisory firm RCLCO publishes survey results that identify the top-selling master-planned communities across the nation. The firm recently released their mid-year 2018 list and many of the communities that made the cut include age-restricted subdivisions. In fact, many of the communities listed in the top ten have lots to offer 55+ residents.

The value of living in one of these large communities is that along with your own amenities and neighbors, you also get the benefits that come with these kinds of large-scale projects. They usually include retail stores and restaurants just for residents, multiple amenity centers, and plenty of people to interact with. Let’s take a closer look at the communities on the list that offer 55+ lifestyle opportunities.

The Villages (Florida)

The Villages spans three counties featuring stores, restaurants, and town centers.

Just as they did in 2017, The Villages dominates this list once again. Unlike all of the other communities on the list, The Villages is dedicated entirely to 55 and over living, having created a destination so large and so varied that you never have to actually leave if you don’t want to. That’s what happens when you span three counties and over 20,000 acres. Especially given the wide range of prices and residential types, it’s no wonder active adults keep flocking there.

Lakewood Ranch (Florida)

Lakewood Ranch is a sprawling master-planned community that runs across southeastern Manatee County and northeastern Sarasota County in Florida. The first neighborhood development, Summerfield, opened in 1995, but since then they’ve added multiple 55+ neighborhoods, including Del Webb Lakewood Ranch and recent addition Cresswind Lakewood Ranch. There are also multiple active lifestyle communities that cater to older resident interests, including Esplanade at Lakewood Ranch, Harmony at Lakewood Ranch, and Indigo.

Summerlin (Nevada)

Located on the western edge of Las Vegas, Summerlin has attracted those from across the country looking to live in the entertainment capital of the world. It also offers plenty of options for 55+ living. Trilogy at Summerlin offers attached homes and expansive amenities in the mid $400s to high $600s. With over 7,500 homes, Sun City Summerlin is the largest active adult community in Nevada, boasting four clubhouses, three golf courses, and three restaurants among many other world-class amenities. Irvine Ranch (California)

One of the first master-planned cities in the country, Irvine finally added its first 55-plus community in 2018. CalAtlantic Homes has started construction on Travata, which will include 243 attached and single-family homes. Plans also call for amenities such as a large clubhouse, fitness center, and saltwater pool.

West Villages (Florida)

Not to be confused with The Villages, West Villages is an eight-neighborhood planned community located in Sarasota County that’s home to 390,000 year-round residents. While these communities are not age-restricted, there are some that cater to the needs of active adults through their amenities and residential offerings. They include Renaissance at West Villages, which includes 120 low-maintenance homes ranging between the $200s and $300s, and IslandWalk at West Villages, an 830-acre gated neighborhood that will include 1,869 homes priced from the $200s to $400s when completed.

Eastmark (Arizona)

Encore at Eastmark's modern amenities make it a huge hit for active adults.

Inside Mesa’s Eastmark master-planned community you’ll find Encore at Eastmark, a 55+ community that opened in early 2015 and will eventually feature 973 single-family homes. With residences running between the high $200s and low $500s, Encore includes the 15,000 square-foot Encore Center, a resort-style pool and spa, and plenty of sports courts to stay active.

Nocatee (Florida)

Nocatee is a popular master-planned community in Ponte Vedra, Florida that features two age-restricted sections, Del Webb Ponte Vedra and Artisan Lakes. Both offer homes that usually range between the high $200s to the $500s and each boast their own luxury clubhouses and exclusive amenities.

Rancho Mission Viejo (California)

Rancho Mission Viejo in South Orange County is just getting started, with plans to open new communities and homes through 2030. However, there is already a 55+ community located there, Gavilan. This 1,200-home gated community includes multiple clubhouses, multiple sports facilities, and an amenity center. Homes here start in the high $600s and run up into the $1 million range.

Daybreak (Utah)

Daybreak is a unique master-planned community in South Jordan, Utah that is dedicated to preserving its natural surroundings by building a sustainable environment. Garden Park at Daybreak is the development’s active adult neighborhood that will have 500 homes at completion. This age-restricted section features beautiful new and resale homes, modern amenities, and numerous events and activities. Homes range between the mid $200s and mid $500s.

Cadence (Las Vegas)

Located within the master-planned Cadence community you’ll find Heritage at Cadence. This active adult enclave marks Lennar's first 55+ community in Henderson and will include 980 homes upon completion. It’s centered around the 22,713 square-foot Heritage Recreation Center and also includes an indoor lap pool, 450 acres of beautiful parks, a swimming pool with waterpark, and a free bike-share program. Homes here range between the low $300s and mid $400s.
