Builder K. Hovnanian proposed a new 140-home active adult community in the Township of Manalapan in New Jersey earlier this month. Representatives of K. Hovnanian are now awaiting a final vote from members of the Manalapan Planning Board.
The development property has a total of 101 acres and K. Hovnanian is seeking preliminary and final major subdivision and site plan approval to use 87 acres. That land will host homes ranging in size from approximately 2,100 to 2,900 square feet without a loft space. The builder also plans to build homes with lofts that range in size from 3,400 to 3,500 square feet. Each home will have a two-car garage and two-car driveway. K. Hovnanian plans to offer four types of home styles and ten homes are expected to be available with a walkout basement.
In addition to the proposed homes, the new 55+ community will also include a 5,000 square-foot clubhouse, outdoor pool, pickleball, tennis and bocce ball courts, a dog park, and a walking and jogging trail.
The proposed 55+ community will be called Four Seasons at Manalapan Brook and will be located off Route 33 westbound, just west of the Knob Hill community and golf course. Some of the items brought up during the board meeting included changes to the redesign of the berms along Route 33 frontage, the installation of a generator at the clubhouse during power outages, and installation of benches on the community’s walking trails. A request was also made to include solar power panels at the community’s clubhouse.
