Kolter will be bringing 800 homes to the popular Westlake master-planned community.

Minto Communities hosted a grand opening for its 3,800-acre master-planned Westlake community in western Palm Beach County at the end of 2017. Recently, it agreed to sell 270 acres within that area to Kolter Homes for the development of a 55+ community.

Kolter will be the first outside developer to join Minto in the community, with another expected to be announced soon. The Kolter neighborhood will consist of 800 age-restricted homes when finished.

This opens up new possibilities for buyers who like the idea of living in a multi-generational, master-planned community but appreciate the privacy and the amenities that an active adult neighborhood can provide.

This sale promises to introduce affordable Palm Beach real estate to the Westlake area. It is likely to attract people preparing for a Florida retirement or local residents who want to downsize into a low-maintenance home with built-in social networks.

Plans for Kolter’s Active Adult Neighborhood

Kolter plans to construct around 800 homes for 55+ buyers in this Westlake space. Once complete, it will mean that Westlake itself will have 4,500 homes as well as more than 2 million square feet for commercial development.

This includes shops, grocery stores, restaurants, and conveniences like banks and pharmacies. ER at Westlake, the first commercial healthcare facility in the Westlake neighborhood, opened its doors just a few weeks ago.

Westlake is quickly becoming one of the largest communities of new construction homes in South Florida. Most properties start in the high $200s and offer customizable finishes and details to the popular models that are available.

Nearly 300 single-family homes have already been sold within the master-planned community, most of them in The Hammocks, Minto’s first neighborhood. The second neighborhood is called The Meadows, and homes there have begun selling as well.

Westlake Amenities & Lifestyle 

The amenities at Westlake will be attractive to the 55+ buyers interested in an active lifestyle. Westlake Adventure Park will be open this summer and includes a resort-style pool with a waterslide, a splash pad, and a concession stand.

There will also be recreational lawn space available, as well as a concert pavilion and an adventure playground. There will be bocce ball and plenty of outdoor and indoor space for residents to gather and socialize. A separate pool for adults and shaded cabanas are also planned.

The age-restricted neighborhood created by Kolter will likely have its own set of amenities and recreational opportunities. Future residents can certainly expect a pool and their own clubhouse, as well as space for club meetings and social events.

Another Kolter Community in South Florida

Kolter is already building s 55+ community on the Atlantic Coast. When completed, Cresswind at PGA Village Verano will have one of the largest pickleball complexes in the country.

Kolter is no stranger to Florida real estate and is already in the southeast part of the state with a 55+ community in Port St. Lucie. Cresswind at PGA Village Verano has just started construction within the master-planned PGA Village Verano development.

Single-family homes come in four floor plans at Cresswind at PGA Village Verano and they range from 2,176 to 3,229 square feet. These properties have between two and four bedrooms, and they all have dens. There are at least two bathrooms and attached two-car garages. An optional second floor can be included when buyers purchase new construction, which might include a loft or a bonus room.

The pickleball complex that’s under construction is slated to be the largest complex in South Florida for this popular pasttime. It will include 26 pickleball courts and an event lawn.

Golfers will enjoy access to the PGA Golf Club, which has been described as one of the best golf resorts by Golf Digest Magazine. It features 54 holes of championship golf as well as a learning center where residents can take private or group lessons.

With so much experience developing 55+ communities within established master-planned communities, Kolter can be expected to produce something special within the Westlake property.
