The tennis courts are waiting for you in Falls Run in Fredericksburg, Virginia.

The Fredericksburg area in Northern Virginia sits perfectly between Washington, D.C., and Richmond, providing easy access to two urban areas with lots to offer. Residents who have lived in the area know that in recent years the population has been growing, a fact recently confirmed by two different population estimates.

Fredericksburg itself offers a college-town atmosphere created by the University of Mary Washington. Active adults can experience the American Revolution and Civil War sites, museums, and historic downtown. The Rappahannock River and nearby parks and natural areas like the Motts Run Reservoir also provide lots of opportunity for outdoor recreation.

For prospective homeowners looking for a 55+ community, the Fredericksburg area offers 10 active adult communities. While the average home price sits closer to $300,000, homebuyers can find homes in the low and mid $200s in communities with many amenities and close to all Fredericksburg has to offer. Here are four of the best-lowest priced communities in the area.

Mid $100s - Mid $200s

Although Summerlake consists of just 161 homes, residents can find many amenities typical of a much larger community. The neighborhood centers around a clubhouse, which includes meeting, craft, and game rooms, as well as a woodworking shop. Active residents enjoy the outdoor pool and heated whirlpool, and tennis courts. The quiet area includes a stocked fishing lake and walking trails.

The community is also walking distance from a few restaurants and a pharmacy, with easy access to I-95. Homeowners can enjoy all that Summerlake and the surrounding area has to offer since the homeowners association takes care of exterior maintenance including yard work.

Builders constructed the gated neighborhood between 1987 and 1997, and single family and attached homes sell from the mid $100s to mid $200. Homes range from about 1,500 to 2,000 square feet, with two to three bedrooms and one to three bathrooms.

Mill Creek

High $100s - Low $200s

More like a neighborhood than a community, Mill Creek is perfect for active adults who want to live in an age-restricted community but don’t need lots of amenities. The 38 attached homes, built in 2008 and 2009, center around a clubhouse with social spaces like a meeting room and outdoor patio.

Nearby, residents can find the Southpoint Shoppes Mall and Lee’s Hill Golf Club, along with smaller parks and recreation areas.

The homes at Mill Creek come in four models that range from about 1,500 to 2,400 square feet. The open floor plans and first-floor master suites are perfectly tailored to an active adult lifestyle, and homes usually sell between the high $100s and mid $200s. Although residents have a private yard, a homeowners' fee includes all outdoor maintenance.

Falls Run

Low $200s - Mid $400s

About three miles from downtown Fredericksburg, active adults looking for a resort lifestyle can find Falls Run. Del Webb constructed 781 single family and attached homes between 2002 and 2005, which are now offered for resale. While larger three and four bedroom homes sell in the mid to high $300s, prospective residents can find 1,400 square-foot homes in the low to mid $200s. Four of the nine models in Falls Run are under 1,600 square feet, for easy, compact living.

Residents also enjoy the many amenities the community has to offer. The 16,000 square-foot clubhouse includes multiple game rooms, meeting rooms, a ballroom, and fireside lounge, where residents meet in clubs and groups, learn new things, and simply socialize. Residents stay active at the large indoor pool and spa, outdoor pool, tennis courts, pickleball court, and state-of-the-art fitness center.

Low $200s - Mid $400s

Celebrate is another large community in the Fredericksburg area. The different housing options mean they can offer affordable homes with many amenities. While large homes with three and four bedrooms can list in the high $300s and low $400s, prospective residents can also find two bedroom-two bath homes starting in the low $200s.

Del Webb began construction of Celebrate in 2008, building on successes with other active adult communities in the region, and new construction is ongoing. When complete, the community will include 1,100 sing family and attached homes.

Although downtown is only twenty minutes away, residents find lots of amenities to keep them busy at Celebrate. The 30,800 square-foot Riverside Lodge includes a large billiard room with bar, state-of-the-art fitness center including an indoor track, indoor pool, and many meeting rooms. Outside, residents can enjoy a pool and patio, tennis courts, gardening plots, and putting green.

Celebrate also backs up to the Rappahannock River, and trees and forest surround the community, providing plenty of green space with walking trails.
