Many prospective homebuyers know that New Jersey is not the least expensive state to live in, but there are some surprisingly affordable 55+ communities that might just meet any budget.

Take Burlington County for example. The area includes 21 active adult neighborhoods, with seven of those offering homes in the $100k range. When looking at homes for sale in Burlington County, NJ, buyers can find developments that are quite close to Philadelphia or in more rural areas like Columbus and Pemberton.

This pie slice-shaped county bottoms out at the town of Bass River, which is close to the seaside resort towns along the Jersey Shore. Traditions at Newton's Landing is a 55+ community that consists of 250 resale single-family homes that range from 1,700 to 3,000 square feet with two or three bedrooms, two bathrooms, and attached garages. A reasonable monthly homeowners’ association fee provides for trash and snow removal, lawn care, and common area maintenance.

The community clubhouse features an outdoor pool and spa, plus tennis, bocce, and an exercise room. Friends gather for social events and clubs that include happy hours, poker, a golf league, book club, yoga, a multimedia committee, and water aerobics.

Delanco is a waterfront town that meets the Delaware River, and the two closest bridges to get over to Pennsylvania are the Tacony Palmyra Bridge and the Betsy Ross Bridge. Closer to home are greenspaces like Pennington Park and Rancocas Creek, which winds its way down to Rancocas State Park.

Ashley Crossing - Delran

The town of Delran is adjacent to Delanco, and the retirement community of Ashley Crossing might be just right for those seeking an established, tight-knit neighborhood. This 55+ community consists of 103 resale single-family homes with two or three bedrooms, two bathrooms, and attached two-car garages.

Features like extra storage space, scenic bay windows, and open floor plans make these homes highly desirable. A homeowners’ association fee takes care of snow removal, lawn maintenance, and clubhouse access. The clubhouse has a catering kitchen, a meeting room, and bocce and horseshoes outside.

Delran is also bordered by the Delaware River and Rancocas Creek. The main highway is Route 130, which has dozens of restaurants, grocery stores, liquor stores, pharmacies, and all of life’s other necessities.

Holiday Village East - Mt. Laurel

Below $100k - High $200s

One of the largest retirement communities in Burlco is Holiday Village East, a sprawling property with 963 resale single-family, attached, and condominium homes. It is designed to make the most of its natural setting, with amenities that include well-maintained landscaping and stocked fishing ponds.

There is also shuffleboard, bocce, and tennis courts on the grounds, as well as an outdoor pool and a private clubhouse. Well-attended activities and events include craft club, casino trips, line dancing, holiday parties, and movie nights.

It has a wealth of desirable amenities with a large clubhouse that features a ballroom, activity rooms, a fitness center, and a sauna. Outside, there are walking trails, a pool area, and athletic courts for bocce, tennis, shuffleboard.

There are nine ranch-style home models to choose from, with two bedrooms, two bathrooms, and attached one- or two-car garages. Options may include porches, patios, garage workshops, lofts, and dens. This vibrant community boasts a long list of ongoing events and activities, including the popular Friday shopping bus, singles group, planned trips, choral groups, and line dancing.
