Like many states, Pennsylvania’s flourishing baby boomer population has created a need for more active adult living communities. And although the majority of these properties are in Eastern PA, new ones are popping up in Central and Western PA, all with available homes for sale.
Two particular regions that have experienced growth are Lancaster County and Pittsburgh, and both are ranked high on lists of the best places to retire. Rated No. 3 by U.S. News & World Report, Lancaster has rolling farmlands, Amish Country, leafy suburbs, and charming small towns. Pittsburgh is at #18, but with its Age-Friendly Greater Pittsburgh Action Plan, it may rank higher in the coming years.
We've profiled six new active adult communities, with and without 55+ specifications. Keep in mind that even if there aren't age restrictions, the neighborhoods cater to active lifestyles, with low-maintenance homes and community services like lawn mowing.
High $200s - Mid $300s
Located six miles from Lancaster and about 35 miles from Harrisburg, Traditions of America at East Petersburg will have approximately 300 new attached and single-family homes when completed. The two attached floor plans range from 1,542 to 2,170 square feet with two to three bedrooms, two to three bathrooms, and attached two-car garages.
The single-family homes range from 1,536 to 2,981 square feet with two to three bedrooms, two to three bathrooms, and two-car garages. Options include gourmet kitchens, hardwood floors, and lofts. The homeowners’ association (HOA) fee covers trash and snow removal as well as lawn maintenance.
The 10,000-square-foot clubhouse will have a fitness center, a yoga studio, gathering rooms, a sports bar with a wine cellar and a tasting room, a heated outdoor pool, and a golf simulator. And like other Traditions of America properties, there will be an on-site lifestyle director to manage community events and activities.
Eddy Homes is developing this intimate neighborhood of 52 single-family homes about half an hour outside of Pittsburgh. There are no age restrictions, and landscaping and snow removal are provided. The four models are sized from 1,790 to 2,527 square feet with three to five bedrooms, two- to three-and-a-half bathrooms, private backyard space, and attached two-car garages. Options include loft areas, decks, vaulted ceilings, covered front porches, and spacious master suites.
Cherry Valley Estate surrounds the Cherry Valley Reservoir, where homeowners can go kayaking and fishing. There will also be a community clubhouse, designed with gathering rooms plus an outdoor pool and patio area.
Another Eddy Homes development, Justabout Farms offers the appeal of low-maintenance living with no age restrictions. Plans call for 48 new single-family homes near Route 19 and I-79. The 10 luxury models range from 1,790 to 3,313 square feet with three to six bedrooms, two to four-and-a-half bathrooms, and two- or three-car garages. Options include decks, patios, sunrooms, finished basements, and covered porches. The HOA provides for lawn care services.
Golfers can play the links at nearby spots like South Park Golf Course and Valley Brooke, and there are several fitness centers and yoga studios nearby. Peterswood Park is also down the road, and it has an outdoor amphitheater and a rec center.
With no age restrictions and 31 new single-family homes, Indian Ridge is also being built by Eddy Homes. It’s located about 22 miles south of Pittsburgh between Route 79 and Canonsburg Lake. And to make running errands easy, the McDowell Shopping Center is only minutes away, with a Giant Eagle Supermarket, a TJ Maxx, a Rite Aid, and restaurants.
The four single-family floor plans range from 1,870 to 2,818 square feet with three to five bedrooms, two- to four-and-a-half baths, and attached two- or three-car garages. Our final Eddy Homes property on this list is Sherwood Pond, which offers 54 new single-family homes and no age restrictions. It’s less than three miles from Indian Ridge, just outside of Lindenwold Golf Club and Boone Reservoir.

Options include finished basements, patios, dens, and lofts.
Homeowners will also have access to a state-of-the-art clubhouse with a fitness center, an exercise studio, a heated outdoor pool, a club room, a coffee lounge, a wine cellar, and a sports bar. There will also be an on-site lifestyle director, and an HOA to handle lawn care and snow shoveling.
