Earlier this fall, Shea Homes broke ground on a new community for active adults in northwest Las Vegas. The builder plans to construct about 1,000 age-restricted homes within the Sunstone community. Move-in dates are planned for 2021.
While these three new communities should only contribute ot Las Vegas becoming a top retirement destination, there are already plenty of resort-style communities in the area. If you're looking to move sooner, Sun City Summerlin, Sun City Anthem, Siena, Trilogy in Summerlin, Regency at Summerlin, and Sun City Aliante are all good options.
Three Builders, One Community
In the spring of 2018, builders Lennar Corp., Woodside Homes, and Shea Homes bought 630 acres of land north of the Las Vegas Beltway along Route 95. The Las Vegas Review-Journal reported that it was the biggest single land purchase for housing in the area in years. The builders recognized that the area and housing demand have been growing in recent years.
The three builders plan to construct a total of 3,000 homes in a community called Sunstone. They also plan to include 30 acres of parks and trails, with open space for residents of all ages to enjoy. The builders have left open the potential for retail space within the community as well. Lennar and Woodside will build about two-thirds of the development’s homes, which will be all-ages. Shea Homes plans to build a Trilogy-branded community, exclusively for homebuyers over 55.
A 55+ Community by Shea Homes
Shea Homes is still creating the final designs for its homes, but it plans to build on the success of other Trilogy properties in the Las Vegas area and Southwest. Their Trilogy in Summerlin community features attached homes with modern concept designs, indoor and outdoor entertaining spaces, first-floor master suites, and premium fixtures and finishes. At Sunstone, Shea Homes will use open-concept floor plans to increase living and entertaining space. They also plan to make use of outdoor spaces so residents can enjoy the beautiful canyon surroundings. Currently, they plan to list homes from the mid $300s to the high $400s.
Although Shea Homes has not established the layout of Sunstone, its Trilogy properties feature amenities that engage residents in an active lifestyle. At Trilogy in Summerlin, they plan to build a clubhouse with meeting rooms, an outdoor pool and patio, a fitness center, a culinary studio, and ample spaces to enjoy the outdoors, including an events lawn. Other Trilogy communities feature events centers, restaurants, tennis courts, gardens, spas, athletic clubs, dance studios, and more. Shea Homes believes the Trilogy communities should feature relaxed resort-style living with many opportunities for wellness and connecting with neighbors and friends.
A Las Vegas Location
Sunstone’s location in Skye Canyon will give residents easy access to the mountains and outdoor recreation surrounding the city. Residents will be able to golf at the Las Vegas Paiute Golf Course, hike on the vast trails of the Red Rock Canyon, or fish and relax at the Floyd Lamb Park. Northwest Las Vegas and the Centennial Hills area also include restaurants, big box stores, and shopping centers. Sunstone is also about a half an hour drive from Downtown Las Vegas, the Strip, the international airport, and the Arts District.
