Active adults who want to retire in the Phoenix area can choose from a wide variety of age-restricted communities. In addition to having impressive amenities, many of these communities also have affordable homes, including some for $150,000 or less. Here are six of our favorites.

1. Sun City

Below $100k - Low $400s

The country’s first active adult communities is still one of the best. Opened in 1960, Sun City by Del Webb has expanded over the years to include over 27,000 homes, 11 golf courses, and enough amenities and social clubs to keep even the most active retirees busy. Today, Sun City offers plentiful opportunities for active adults who want to buy an affordable older home and renovate it to meet their dreams.

2. Sundance

Mid $100s - Mid $200s

Located just 20 miles outside of Phoenix in Buckeye, Sundance is a small community with just over 1,100 homes and a range of amenities including an 18-hole golf course. Meritage Homes began construction in 2002 and the community is expected to be under development for several more years. Residents can enjoy plenty of amenities in the community clubhouse and get to know their neighbors with a range of social clubs and events.

Since construction of Province in Maricopa, AZ began in 2004, active adult buyers have been flocking to this quiet desert town south of Phoenix to take advantage of open space and reasonable prices.

Built by Meritage Homes, Province is a scenic community set in the city of Maricopa. When the community was first designed in 2004, the developer set aside 30 percent of the land for parks and open spaces. This has led to a tranquil community with just over 2,200 homes set among 125 acres of natural beauty as well as 50 acres of scenic lakes.

4. Sun Lakes

Low $200s - High $400s

With 6,683 homes, Sun Lakes by Robson Communities is a mid-sized development with many amenities and activities, including five clubhouses, four 18-hole golf courses, three 9-hole golf courses, and seven tennis courts. Built between 1973 and 2006, Sun Lakes offers a wide variety of floor plans, with many affordable older homes just waiting to be renovated with updated enhancements.

5. Sunland Springs Village

High $100s - Mid $500s

Situated just east of Phoenix in Mesa, Sunland Springs Village is an age-restricted golf course community which features just under 3,000 high-quality homes. Construction began in 1997 and the community is expected to be completed in several years. New homebuyers are able to partially or fully customize their homes, which has given Sunland Springs Village its own distinctive flair.

6. Sun City Grand

Mid $100s - High $700s

Located in Phoenix’s northwest valley, Sun City Grand is smaller than some of the area’s communities but has many exciting amenities and clubs. Del Webb’s Sun City Grand has 9,802 homes in a range of prices to meet nearly any budget. 45+ residents can enjoy a range of activities at the Village Center, express their creativity in the Village Artisan Studios, and flex their mental muscles in the community’s Lifelong Learning Center.
