Palm Springs has more than 350 days of sunshine a year, and less than five inches of rain. Winter temperatures average in the 70s, with nights in the mid-40s, while the dry heat in the summer can push the temperature over 100 degrees.
The famed hot and dry climate is the result of location. Palm Springs is at the western edge of the Coachella Valley—known locally as the "Low Desert"—with an elevation close to sea level. In La Quinta, the Tom Fazio-designed golf course at The Quarry is ranked among the best courses in the country. The Arnold Palmer Classic Course at SilverRock Golf Resort has hosted several PGA competitions. Indian Wells Golf Resort offers the challenging John Fought-designed Player's Course and Clive Clark's Celebrity Course. Palm Desert is home to Nick Faldo's Shadow Ridge Golf Club, Desert Willows’ Firecliff, and Mountain View courses.
New Active Adult Communities
With more and more active adults looking to adopt this lifestyle, something of a building boom is on at 55+ communities in the Palm Springs area. Of the nine developments offering new construction, seven feature homes priced as low as the $200k to $300k range. Their pricing is partly a function of their distance from Palm Springs itself. Two other new developments are resorts with $1 million-plus homes and are closer to the Palm Springs neighborhood.
Four Seasons a Terra Lago - Indio
Four Seasons at Terra Lago is a gated, resort-style community in Indio. It will consist of 661 single-family homes when completed. The Lodge clubhouse gives residents access to a fitness center, an indoor lap pool, and an aerobics and yoga studio. Outdoors, there's a resort-style pool, spa, and recreation courts. Golfers will find two 18-hole golf courses at the adjacent Golf Club at Terra Lago.
Terra Lago - Indio
Tuscan-themed Terra Lago is a lake community with no age restrictions, also in Indio. The lakeside clubhouse, Villa Terra Lago, is where residents can work out in the fitness center, play games, or host an event. There is also a ballroom and catering kitchen. Outdoors, a pool and spa.
Domani - Palm Desert
Domani is a 55+ active adult community being developed in Palm Desert. When completed, 202 single-family homes will comprise the neighborhood. Residents will be able to enjoy resort-style amenities like a clubhouse featuring a fitness center and the latest in audio and video tech. Outdoors, there will be a swimming pool with a patio, ball courts, and plenty of green space.
Desert Vista Village - Yucca Valley
Desert Vista Village in Yucca Valley is a 55+ neighborhood that will contain 105 single-family homes when completed. Residents will stay physically fit and socially active at a central clubhouse with exercise facilities, meeting room, game room, and catering kitchen. Outdoors, a pool, spa, and patio.

Gallery Links at Indian Palms Country Club is a golf community in Indio. Some 86 single-family homes are being built in the community. Outdoors is a golf lover's paradise with the Mountain, Royal and Indian golf courses.
Trilogy at the Polo Club
Trilogy at The Polo Club is a gated active lifestyle community, also in Indio. Trilogy at the Polo Club is a larger development encompassing the 55+ neighborhood which itself will feature 1,000 single-family homes when completed. The Polo Club is a clubhouse complex at the center of the community offering state of the art recreational activities.
Del Webb Rancho Mirage
Del Webb Rancho Mirage is a 55+ community being developed in Rancho Mirage. When completed this active adult community will consist of some 1,000 single-family homes. A spacious clubhouse will feature resort-style amenities including a state-of-the-art fitness center, a swimming pool with patio, and recreation courts.
Toscana Country Club - Indian Wells
Toscana Country Club is an upscale gated active lifestyle community in Indian Wells. Some 652 single-family homes are planned. Amenities feature two 18-hole signature golf courses and golf shop with locker rooms. On site are Club Villa, II Forno Trattoria restaurant, The Sports Club, and Spa Bella Vita. Residents enjoy activities from yoga retreats to an active biking club.
Andalusia at Coral Mountain - La Quinta
Andalusia at Coral Mountain is a luxury country club in La Quinta. Upon completion, it will have 900 single-family homes. The Racquet Club is the community center with a fitness center featuring both aerobic and strength training equipment. Outdoors, there's a pool, spa, recreation courts, and an 18-hole championship golf course designed by architect Ress Jones.
