Palm Springs is a popular vacation getaway for Californians. Here's where to make that vacation permanent. 

Palm Springs has more than 350 days of sunshine a year, and less than five inches of rain. Winter temperatures average in the 70s with nights in the mid 40s, while the dry heat in the summer can push the temperature over 100 degrees.

Palm Springs is at the western edge of the Coachella Valley—known locally as the "Low Desert"—with an elevation close to sea level. It's nestled at the foot of the San Jacinto Mountains to the west which, with the Little San Bernardino Mountains to the north and the Santa Rosa Mountains to the south, form a sheltered basin with an oven-like atmosphere.

Life in Palm Springs

While the population is only 45,000, Palm Springs explodes during the winter season when snowbirds descend on the desert in force. Resorts, shopping centers, restaurants, and recreational attractions, all cater to this seasonal migration, and local active adult communities reflect this with their large part-time populations.

Visitors enjoy attractions like ascending Mount San Jacinto on the famed Palm Springs Aerial Tramway, hiking the ancient palm groves of the Indian Canyons, or browsing the year-round Villagefest. There's also the Palm Springs International Film Festival, Modernism Week, and the Architecture and Design Center.

Palm Springs is synonymous with golf, and life tends to revolve around the links. With more than 100 courses, both private and public, the Coachella Valley hosts more golf than anywhere else in California.

In La Quinta, the Tom Fazio-designed golf course at The Quarry is ranked among the best courses in the country. The Arnold Palmer Classic Course at SilverRock Golf Resort has hosted several PGA competitions. Indian Wells Golf Resort offers the challenging John Fought-designed Player's Course and Clive Clark's Celebrity Course. Palm Desert is home to Nick Faldo's Shadow Ridge Golf Club, Desert Willows’ Firecliff, and Mountain View courses.

New Active Adult Communities

With more and more active adults looking to adopt this lifestyle, something of a building boom is on at 55+ communities in the Palm Springs area. Of the nine developments offering new construction, seven feature homes priced as low as the $200k to $300k range. Their pricing is partly a function of their distance from Palm Springs itself. Two other new developments are closer to Palm Springs and offer homes for sale over $1 million.

Four Seasons a Terra Lago - Indio, CA

High $200s - Mid $300s

Four Seasons at Terra Lago is a gated, resort-style community in Indio. It will consist of 661 single-family homes when completed. The Lodge clubhouse gives residents access to a fitness center, an indoor lap pool, and an aerobics and yoga studio. Outdoors, there's a resort-style pool, a spa, and recreation courts. Golfers will find two 18-hole golf courses at the adjacent Golf Club at Terra Lago.

Terra Lago - Indio, CA

Mid $200s - Mid $500s

Also in Indio, the Tuscan-themed Terra Lago is a lake community with no age restrictions. The lakeside clubhouse, Villa Terra Lago, is where residents can work out in the fitness center, play games, or host an event. There's also a ballroom and a catering kitchen. Outdoors, there's a pool and spa for residents who want to soak up some sun.

Domani - Palm Desert, CA

Domani is a 55+ active adult community being developed in Palm Desert. When completed, 202 single-family homes will comprise the neighborhood.
