Pulte Homes is planning a new 55+ community right outside Worcester, MA.

A new 55+ community may be coming to Westborough, Massachusetts called Del Webb Chauncy Lake. This new active adult project is being proposed by Pulte Homes with plans to build 700 units on the former Westborough State Hospital property.

Pulte Homes vice president Reid Blute presented development plans for the new age-restricted community to the Board of Selectmen in September in a meeting seeking approval for the conceptual development, which consisted of a PowerPoint presentation of renderings of what the campus-style 55+ development will look like.

Pulte is set to move from the due diligence to the permitting stage. The next step would be to obtain special permits from the planning board before presenting to the selectmen again for site plan review. The board unanimously approved Pulte’s conceptual plan.

The Del Webb Chauncy Lake development project will feature 14 four-story buildings, each with 50 units with underground parking garages, arranged around a central green common space. Each unit will also have either one or two bedrooms in a single-level floor plan.

The community will also have two vehicle entry points off Lyman Street and Hospital Road, which has been renamed Dr. Solomon Carter Fuller Way. The proposed clubhouse at Del Webb Chauncy Lake will include a fitness center, swimming pool, tennis court, ballroom, library, walking and biking trails, and plenty of open space. Pricing has not been finalized and further special permitting meetings have been scheduled to discuss concerns over the reduction of affordable housing units.
