Nestled in Williamsburg, Virginia, The Settlement at Powhatan Creek offers low-maintenance living and an exciting line-up of amenities to active adults age 55 or better. Homebuyers can choose from a variety of attached townhomes or detached single-family homes, which each include exterior maintenance and yard care services. The community’s prime location also puts residents within 30 minutes of Newport News and just one hour from both Richmond and Norfolk.


The Settlement at Powhatan Creek opened in 2008 with plans for approximately 400 homes. Today, homebuyers can choose from resale homes built by Wayne Harbin Builder, Inc. or new construction residences by Ryan Homes.

These beautiful homes are specifically designed with active adults in mind. They feature main-level living, as well as included outdoor maintenance. Homebuyers who want new construction homes have several options from Ryan Homes.

A two-level townhouse offers 2,229 square feet of living space, three bedrooms, two-and-a-half bathrooms and a two-car garage. The master bedroom suite is located on the first floor, while guest bedrooms and storage areas are available upstairs.

Ryan Homes’ single-family designs also feature main-level living with floor plans ranging from 1,406 to 2,316 square feet. Each home has a minimum of three bedrooms, two bathrooms, and a two-car garage. Optional finished basements provide additional living space and some models feature second-story lofts with added storage space or a guest bedroom.

Resale Homes

The Settlement at Powhatan Creek also features resale homes by Wayne Harbin, including townhomes, cottage homes, and estate homes. Cottage homes are cozy with two bedrooms and two bathrooms, while townhomes offer three or four bedrooms, two-and-a-half or three-and-a-half bathrooms. Estate homes provide the most living space, with layouts featuring three to five bedrooms and three to four bathrooms. All three home styles also include a two-car garage.


Community amenities are centered around The Resident’s Club, a 15,000 square-foot clubhouse. This inviting facility provides plenty of space for socializing or pursuing favorite pastimes. Highlights include a state-of-the-art fitness center, indoor and outdoor swimming pools, hobby and game rooms, a catering kitchen, and an Internet cafe. Amenities continue throughout the beautiful grounds with a tennis court, walking trails, scenic ponds, and a picturesque gazebo.
