SaddleBrooke Ranch is the largest of these Southern Arizona communities offering new construction homes. It’s a Robson Communities build with 5,400 single-family homes for the 40+ active adult. It’s located in Oracle, a small town of just a few thousand people that’s a 45-minute drive due north of Tucson.
The community is surrounded by dramatic desert landscape. With Oracle a 15-minute drive to the east, five more minutes takes you to Oracle State Park, a wildlife refuge of 4,000 acres with hiking trails in the Santa Catalina Mountains.
SaddleBrooke Ranch has numerous amenities such as its 18-hole golf course with a driving range, 24 pickleball courts, tennis courts, its own brewery, a fitness center, a spa, indoor and outdoor pools, and a separate Creative Arts and Technology Center with many arts and crafts facilities. The community also has a large number of clubs, classes, and activities, including bicycling, horseback riding, dining out, writing, and various arts and crafts groups.
The smallest homes here are 1,404 square feet with two bedrooms, two bathrooms, and attached two-car garages. There are 26 models in all, the largest being estate homes which offer 3,077 square feet, three bedrooms, a den/fourth bedroom, three-and-a-half bathrooms, and a three-car garage.
High $100s - High $900s
SaddleBrooke is the second-largest community in Southern Arizona which has new construction homes for sale, and it's another Robson Communities build. There are 4,589 attached and single-family homes for the 40+ active adult. It’s a 15-minute drive south of SaddleBrooke Ranch, 40 minutes from Downtown Tucson, and only a few minutes from the foothills of the Santa Catalina Mountains.
Amenities here include two 18-hole golf courses with mountain views. These also feature two driving ranges and a putting area. Also, there are two fitness centers, three outdoor pools, a bistro, a performing arts theater, several arts and crafts studios, and courts for tennis, pickleball, and other sports.
The smallest homes in this community are single-family homes with 1,335 square feet, one bedroom, a den/second bedroom, two bathrooms, and a two-car garage. There are a large number of other models available, through to the largest at 3,485 square feet with four bedrooms, a den, three-and-a-half bathrooms, and a three-car garage.
High $100s - High $500s
Quail Creek is a gated community for the 40+ active adult with 4,000 attached and single-family homes, including new constructions. Built by Robson Communities, it’s in Green Valley, a 30-minute drive south of Downtown Tucson and 30 minutes from Tucson International Airport. The nearest main shopping mall is a 10- to 15-minute drive away.
Quail Creek residents have access to the many facilities provided by Green Valley Recreation (GVR) for an annual fee. The community also has numerous amenities of its own including the 27-hole Quail Creek Golf Club; a grill with a bar and lounge; a clubhouse with a billiards room and a library; a sports club with a fitness center, two pools, a whirlpool spa, tennis courts, bocce courts, and rooms for dance, yoga, and aerobics; and a Creative Arts and Technology Center with a computer lab and several arts and crafts studios. Quail Creek also has a large number of clubs, classes, and activities for residents to enjoy, including ballroom dancing, choir, hiking, and birdwatching.

Canoa Ranch is a gated community for 55+ active adults, and it has 2,500 homes, including new constructions. It’s in Green Valley, a 10-minute drive from the center of town and a 5-minute drive from the Santa Cruz Valley Regional Hospital. The nearest city, Tucson, is a 30-minute drive away.
Canoa Ranch residents have access to the recreational facilities provided by GVR as well as their own on-site amenities. These include an outdoor pool, an indoor pool and spa, a ballroom, an arts and crafts studio, a fitness center, an aerobics and dance studio, and a library. There are also numerous clubs, classes, groups, and activities for residents to join and enjoy. These include card and board games, arts and crafts, photography, singing, dancing, and various sports.
There are 14 models available in all. The smallest are condos at 1,503 square feet, providing two bedrooms, two bathrooms, and covered parking for one car. The largest models are estate homes of 2,568 square feet, and these have two bedrooms, a den/third bedroom, two bathrooms, and a three-car garage.
