Residences

After passing through Sullivan Ranch’s gated entrance and scenic wooden bridge, residents are greeted with a lovely Florida retirement community highlighted with attractive homes, scenic lakes, and lush landscaping. Walking and jogging trails wind throughout the community, and 75 acres of common ground have been set aside for open, natural spaces.

Centex began development of Sullivan Ranch in 2005 with plans to complete 692 single-family homes. These affordable homes are divided among three collections, including one age-restricted enclave known as the Garden. Homebuyers today can choose between available resale and new construction homes at this Florida retirement community.

Created for homebuyers aged 55+, the 112 homes in the Gardens series are designed for low-maintenance living. Floor plans, sized from about 1,392 to 1,429 square feet, include two bedrooms, two bathrooms, and attached two-car garages. Luxurious master bedroom suites feature large walk-in closets, cozy kitchens include breakfast nooks, and open living spaces lead to lovely lanais.

HOA Benefits

Residents who choose to live in this age-restricted Florida retirement community also enjoy full exterior maintenance as part of their Homeowners Association fees. These services include exterior home care, such as annual cleaning and painting. It also includes lawn care such as routine yard mowing and shrub trimming.

Homes in the rest of Sullivan Ranch have no age restriction and have lower HOA fees, which do not include exterior maintenance. These single-family homes are larger than the Garden series, with floor plans ranging from 1,688 to over 4,000 square feet. Designs feature three to six bedrooms, two to four bathrooms, and two- or three-car garages.

Amenities

Social and recreational activity in Sullivan Ranch is centered around the 5,000 square-foot clubhouse. This charming facility features areas for residents to gather together, such as the living room and outdoor lanai, which each have their own wood-burning fireplaces. The fitness center offers treadmills, elliptical machines, and free weights, and residents can enjoy swimming in the outdoor Junior Olympic sized pool. A picnic area with tables and hibachi-style grills is great for casual get-togethers, and resident pet owners can make use of the off-leash dog park.
