Once a year, 55places.com announces its 50 best-selling active adult communities. However, we also like to take a look at the numbers each month to see which communities are hot sellers at any given point throughout the year. Last month we looked at the best-selling communities in June and now we’ve done the same for July. We took a look at every sale made through our website between July 1 and July 31, 2018 to determine our ten best-selling active adult communities of the month. Interestingly enough, only one community from June is still in the top ten this time around.

1. Sun City Hilton Head – Bluffton, SC
High $100s – Low $900s
July was quite the month for Sun City Hilton Head. Not only was it named No. 1 on our list of 55 Best 55+ Communities for 2018, but it also tops the list of most sales this month. It’s not hard to understand why buyers are interested. As SCHH resident John Rossman recently told 55places.com, “It’s got everything you want and it’s right there at your fingertips. All you’ve got to do is enjoy it.”
2. Carolina Arbors – Durham, NC
High $200s – Low $600s
Back in 2016, we named Carolina Arbors our Community of the Year. In the years since, interest in this Del Webb community has not abated. With over 1,200 homes, a 37,000 square-foot grand clubhouse, 8,000 square feet of covered outdoor spaces, and a large collection of activity groups and clubs, there are plenty of good reasons people keep checking it out and deciding to call it home.
3. Solivita – Kissimmee, FL
Low $100s – High $400s
Construction might have begun on Solivita in 2000 but new homes are still being added all the time here, with an eventual collection of 5,900 residences by the time it’s finally done. That’s a lot of new neighbors who keep filing in. Good thing there are 150,000 square feet of amenities, a 32,000 square-foot Riviera Spa and Fitness Center, 19,000 square-foot Palms Amenity Complex, and two 18-hole golf courses in this golf cart-friendly community. As resident Mary Stiffa recently told 55places.com, “We feel very lucky to live here.”
4. Sun City Grand – Surprise, AZ
Mid $100s – High $700s
Sun City Grand isn’t nearly as big as its nearby sister community but perhaps that’s part of the appeal. Residents here seem to cherish their smaller community for its newer homes in a quiet, uncongested location, not to mention the resale homes that offer modern floor plans and finishes. The multiple amenity centers, various outdoor resort-style pools, and four championship golf courses probably don’t hurt either. No wonder it was No. 4 on our list of Best 55+ Communities.
5. Tellico Village – Loudon, TN
Mid $100s – Mid $1Ms
Tennessee might not be the first thing that comes to mind when you think of active adult communities but the state is a real up-and-comer and Tellico Village is one of the communities driving that interest. This master-planned community is located just outside of Knoxville and offers beautiful views of the Smoky Mountains, the clear waters of Tellico Lake, and rolling golf course hills. The Wellness Center is a state-of-the-art facility that includes a 27,000 square-foot clubhouse and 6,500 square-foot fitness center.
6. On Top of the World – Ocala, FL
Below $100k – Mid $400s
Another list, another appearance by On Top of the World. Consistently one of the top-selling 55+ communities on the site, they’re able to maintain their status by meeting the needs of their residents through upgrades in community centers and new amenity additions. As resident Becky Anderson recently said, “There’s so much to do, anything and everything you can think of. If somebody’s bored it’s their own fault.”
7. Cameron Grove – Upper Marlboro, MD
High $100s – High $200s
Maryland buyers were drawn to Cameron Grove in Upper Marlboro in July. They were choosing from condominiums, attached cottage homes, and single-family homes built between 1999 and 2013 and all featuring a low-maintenance lifestyle. The impressive array of amenities and close proximity to Washington, D.C. are a nice bonus as well.
8. Del Webb Tradition – Port St. Lucie, FL
Mid $200s – Mid $400s
The Port St. Lucie area is a hot spot right now for active adult communities so it’s no surprise to see Del Webb Tradition on this list. This new community held its grand opening in March and will eventually include 550 well-appointed homes ranging from the mid $200s to the mid $400s. The impressive set of amenities will eventually include a state-of-the-art fitness facility, pool with a barefoot bar, dog park, multiple sports courts, and more.
9. Del Webb Ponte Vedra – Ponte Vedra, FL
High $200s – High $500s
20 miles south of Jacksonville, Del Webb Ponte Vedra saw quite a few buyers head its way in July. As part of the master-planned community of Nocatee, this age-restricted neighborhood shares all of the communal amenities but also provides private access to its 38,000 square-foot clubhouse. There are a ton of outdoor amenities and activities as well so no one is getting bored around here anytime soon. When completed, there will be a little shy of 2,000 homes here.
10. Independence – Millsboro, DE
Mid $300s – Low $500s
Tiny Delaware gets forgotten often, but that’s good news for the buyers at Independence because their award-winning community gets to remain something of a local secret. This 455-home neighborhood is just minutes away from inland bays, ocean beaches, and resort attractions in Coastal Delaware. It also boasts energy-efficient homes, a wide variety of indoor and outdoor amenities, and an impressive number of social clubs to keep residents happy. We suppose the secret’s out now.
