New construction homes are a big hit, particularly in 55+ and active lifestyle communities. Modern layouts, open floor plans, and a cohesive design that’s created with real living in mind drive homebuyers to these neighborhoods. Buyers want convenience and choice. They want easy access to technology and sustainable surroundings. An added bonus is when buyer input is welcomed on paint, flooring, and finishes.

We’ve pulled some numbers and done some math to find out which new construction communities are selling the fastest. Here’s a close look at the Top 10 and a complete list of the Top 25.

1. Del Webb NocateePonte Vedra, FL

The best-selling new construction community right now is Del Webb Nocatee, a 55+ community in coastal Ponte Vedra. Perfectly located between Jacksonville and St. Augustine, residents enjoy a large clubhouse, dozens of amenities, and an on-site restaurant. There’s also bocce, pickleball, and an event lawn.

The new construction homes available range from two-bedroom attached villas to four- or five-bedroom single-family homes. Models have between 1,488 and 3,492 square feet, with two to five bedrooms, two to four bathrooms, and attached two- or three-car garages. Villas include low-maintenance paired models and the new single-family homes come in two collections, Classic and Estate, with a total of 10 floor plans.

2. Twin LakesSt. Cloud, FL

Twin Lakes is the second-fastest selling new construction community for a lot of reasons.

If you’re going to have a tire blowout late at night, try to do it in St. Cloud, Florida. This happened to me, and I found everyone in town to be friendly, helpful, and accommodating. It’s also home to Twin Lakes, a 55+ community of 2,000 new construction homes. Reasonably attached villas and single-family homes are available in 10 models, providing buyers with several options. Floor plans have 1,351 to 3,146 square feet, two to three bedrooms, and two to three bathrooms. Attached garages have room for two or three cars and maybe even a golf cart.

Twin Lakes is the second-fastest selling new construction community for a lot of reasons, including the amenities. Residents have access to a clubhouse that includes a fitness center, ballroom, game room, and card tables. Outside, there’s a pool and a pier as well as a large lake. St. Cloud is close to Kissimmee and Orlando, but it’s a lot quieter and far more scenic.

3. Del Webb North RanchNorth Las Vegas, NV

If you’re feeling lucky, head out to North Las Vegas, where Del Webb North Ranch is selling quickly. This 55+ community offers buyers a number of new construction floor plans and models, all of them ranging from 1,285 to 2,010 square feet. Cottages have two or three bedrooms, two bathrooms, and an attached two-car garage. Homes in the Classic and Retreat Series offer two or three bedrooms, and many of these models also have a den. There are two or two-and-a-half bathrooms and an attached two-car garage.

Del Webb communities are known for their amenities, and this one is no different. Homebuyers will enjoy a clubhouse with multipurpose space and a fitness center. Outside, residents can enjoy a pool and patio as well as pickleball. The Las Vegas Strip is just minutes away as well as some of the best shopping, dining, and golfing in the area.

With only 464 homes planned, this community will sell out quickly.

Amenities abound in this community, and there’s also a full-time lifestyle director on staff to help organize clubs, plan events, and supervise activities.

Del Webb plans to build 538 new construction single-family homes. The Retreat Series features four models with between 1,572 and 2,035 square feet. Single-story homes have two bedrooms, two bathrooms, and an attached two-car garage. In The Encore Series, buyers will find homes offering 2,017 to 2,504 square feet with two bedrooms, two or two-and-a-half bathrooms, and an attached two-car garage. The Pinnacle Series has two- to four-bedroom homes with 2,264 to 2,536 square feet and two to four-and-a-half bathrooms. These homes include an attached two-car garage.
