Cresswind Charleston has two home collections for potential homebuyers to consider, but the development’s Sawgrass Collection — the smaller of the two — is ideal for active adults looking to downsize.

There are four different floor plans within the collection that range from 1,454 to 1,784 square feet of living space and have two bedrooms, two bathrooms, and an attached two-car garage.

Amenities include a 12,000 square-foot clubhouse, fitness center, catering kitchen, multipurpose rooms, an outdoor pool and patio, several athletic courts, an event law, fishing lakes, and walking and biking trails.

Del Webb at Cane Bay - Summerville

Del Webb at Cane Bay is a large community located less than 30 minutes outside of downtown Charleston. It is both age-restricted and gated, and home to 1,000 single-family residences that are spread throughout 360 acres.

While there are six collections to choose from, the Passport Collection is a great option to consider for those who want to downsize to a smaller space. Passport homes range from 1,109 to 1,424 square feet and can have as little as one bedroom, one-and-a-half bathrooms, and two-car garage.

Noteworthy amenities include a large 20,000 square-foot clubhouse, sundeck and fire pit, event lawn, dog park, and fishing lake. Four Seasons at The Lakes of Cane Bay is one of the newest active adult communities in the Charleston area. Final plans for the gated, 55+ neighborhood include 800 new single-family homes built by K. Hovnanian.

Smaller floor plans within Four Seasons include the Athens model, which is only 1,320 square feet, and the Capri model, which is slightly larger with a little over 1,500 square feet of living space. Both models have two bedrooms, two baths, and two-car garages.

Marrington at Cobblestone - Summerville

Rounding out the list of the best communities for downsizing in the Charleston area is Marrington at Cobblestone. Located in Summerville — only 25 miles from downtown — this small community features a combination of 98 single-family and attached homes.

There are several models available in the community that offer less than 1,500 square feet of living space. Each of the smaller models have two bedrooms, two bathrooms, and two-and-a-half-car garages.

Marrington at Cobblestone also has a wide variety of amenities available to homeowners. This includes a clubhouse, exercise room, multipurpose room and fireplace, catering kitchen, billiards, outdoor pool and sun deck, plus a veranda and scenic ponds.
