New Jersey has several 55+ neighborhoods that will delight aspiring snowbirds

Each year as the fall turns to winter in New Jersey, snowbirds begin their migration patterns southward and westward. Jersey can get pretty cold in the wintertime, and most years there's at least one snowstorm that forces active adults to be stuck inside for a few days or so. Those who don't have second homes wish they did, and with so many affordable homes for sale in New Jersey and Florida, now may be the time to make your move.

Many snowbirds choose towns in New Jersey that are near the beaches, making for year-round resort-style living. Think about it: No more freezing cold weather and poor driving conditions, and being able to hit the sand and surf 12 months a year. We have chosen several NJ 55+ neighborhoods that will delight future snowbirds, so read on to learn all about them.

1. Legacy at Cape May - Rio Grande, NJ

High $200s - Low $300s

Starting at the bottom of the Garden State, we have Legacy at Cape May in the highly desirable Cape May County. This active adult community was completed in 2014 with 141 resale attached homes less than 10 miles from the glorious Cape May beaches, shops, and restaurants. It's also near the Wildwoods' beaches, Cape May County Park & Zoo, and a convenient shopping center that has a Walmart, Lowes, Shoprite, coffee shops, convenience stores, and restaurants.

Legacy’s on-site amenities are in and around its private clubhouse, including a bocce ball and shuffleboard court, an outdoor pool, a fitness room, and craft and game rooms. Popular activities include the history club, ice cream socials, yoga, and holiday parties. The homeowners’ association (HOA) fee provides for lawn care, trash and snow removal, and exterior maintenance.

This community was built by Ryan and Lennar Homes. Ryan designed two floor plans with 1,983 or 2,023 square feet three bedrooms, two-and-a-half bathrooms, and attached one- or two-car garages. Lennar’s two models offer 2,140 or 2,600 square feet, two or three bedrooms, two or two-and-a-half bathrooms, and attached one- or two-car garages. 2. Gatherings at Bel Aire Lakes - Absecon, NJ

Mid $100s - Low $200s

Atlantic County appeals to active adults who like the beach and appreciate the excitement of Atlantic City. Gatherings at Bel Aire Lakes is about eight miles from there, and it's right by the Atlantic City Reservoir. It's also just a few minutes away from the White Horse Pike, a road packed with stores, banks, pharmacies, and highly-rated restaurants like China Sea of Absecon.

Gatherings at Bel Aire Lakes has 124 resale attached homes that were completed by Beazer Homes in 2006. The two open floor plan models are sized at around 1,900 square feet with two to three bedrooms, two-and-a-half baths, and one-car garages. Options include cathedral ceilings, patios, and hardwood floors. The HOA fee covers several community services. There's also a private clubhouse, which offers homeowners a fitness room, an outdoor patio, a lounge, and a hobby and game room.

3. Lions Head South - Brick, NJ

Snowbirds who like to golf can look into Lions Head South, an established 55+ golf course community with 615 resale single-family homes and a sought-after Ocean County zip code. It's close to the marinas of Silver Bay, the shores of Long Beach Island, and the shops and services all along Brick Boulevard.

Lions Head’s 9-hole golf course is a big draw here, and there's also a modern clubhouse with its own auditorium, a ceramics studio, and activity rooms. Homeowners also spend quality time at the outdoor pool, the tennis and bocce ball courts, and the picnic area. Popular activities here include the singles club, bowling league, and women’s and men’s clubs.

The low-maintenance, single-family homes here were built with seven floor plans, ranging from 1,223 to 1,636 square feet with two bedrooms, two bathrooms, and one-car garages. Some feature enclosed porches, eat-in kitchens, and dens. 4. Shadow Lake Village - Red Bank, NJ

Our final entry is a gated, established golf course community with 952 resale attached homes farther north in Monmouth County. Shadow Lake Village is located on the banks of the Navesink River, not far from the Garden State Expressway. Some of the closest beaches are Seabright and Seven Presidents Ocean Front Park, and Downtown Red Bank has a beautiful waterfront area with excellent restaurants, shops, and the Count Basie Center for the Arts.

Shadow Lake’s amenities include a 9-hole golf course and a vibrant clubhouse with a fitness center and sauna, an outdoor pool, and activity rooms. Community groups like the Kiwanis club, gardening club, and pet club meet here from time to time. There are also bocce, shuffleboard, and tennis courts; walking trails; a fishing and boating lake; and a community bus.

The 14 townhome models range from 909 to 1,391 square feet with one to two bedrooms, one to two bathrooms, and garages or lot parking. Options include screened-in porches, patios, and dens, and the HOA fee covers trash and snow removal, landscaping, and the community bus.
