Lebanon, Pennsylvania has more than its fair share of intriguing retirement communities, and it's the county seat of Lebanon County. This, in turn, is part of the Lebanon Valley, which is between Pennsylvania’s Ridge-and-Valley Province and South Mountain. The city of Lebanon is about two hours west of Philadelphia, 33 miles east of Harrisburg, and close to Lancaster and Reading.
Founded in 1740, Lebanon has a strong sense of community, walking paths, a large community pool, six playgrounds, and 10 parks. One of its best-known attractions is Stoever’s Dam Park, which has a wildlife habitat, fishing, a community theater, biking and hiking trails, and garden plots. Coleman Memorial Park also has hiking trails, and it's the site for events like concerts, festivals, and the annual baseball hitting contest.
Area medical organizations include Wellspan Good Samaritan Hospital, or locals can drive into Harrisburg to visit UPMC Pinnacle or into Reading to receive care at Tower Health hospital. The main road that runs through town is Route 422, and this is where you can find many of the local shops and services. For travel needs, the closest airport is Harrisburg International.
Along with all of these good points, Lebanon is also an excellent choice for downsizing. There are six 55+ communities in the area, and most are quite affordable with good-sized homes. Here are some worth considering.
1. Arbor Gate - Myerstown, PA
Arbor Gate is an established active adult neighborhood built by Arbor Gate Ltd., with 378 land-lease resale homes. Most of these are single-family models, with 10 floor plans ranging from 1,234 to 2,058 square feet with two or three bedrooms, two baths, and attached one- or two-car garages. Some offer upgrades like breakfast nooks, fireplaces, and covered porches.
The community clubhouse, Lakeview Center, has amenities like a catering kitchen and ballroom, an exercise room, game rooms, a beauty salon, and a coffee shop. The property also has its own three-acre fishing lake and a charming gazebo. Well-attended social activities include planned excursions, aerobics classes, dances, potluck dinners, and golf outings.
Myerstown is about 15 minutes from Lebanon and has its own quarry and lake, where locals can fish and swim in season. There's also a community park, churches, restaurants, grocery stores, banks, pharmacies, and everything else you need right in town.
2. Alden Place - Lebanon, PA
Built by Alden Homes less than two miles from Fairview Golf Course, this friendly community will have 505 new and resale attached and single-family homes upon completion. The attached Cornwall Villas come in seven models, sized from 1,449 to 2,505 square feet with one to three bedrooms, two to three bathrooms, and attached two-car garages. Some offer dens, patios, and porches.
The Cornwall Estates come in six single-family floor plans, ranging from 1,545 to 2,353 square feet with two to three bedrooms, two to three bathrooms, and attached two-car garages. These gracious homes may have upgrades like dens, decks, porches, and tray ceilings.
Alden Place is set on a 270-acre property that's highlighted by mature trees and rolling hills. It's proximal to several area churches, shops, and restaurants, and it's also about a mile from Lebanon Valley Rail-Trail, which has 18 miles of greenspace for fishing, biking, horseback riding, and cross-country skiing. The Alden Club clubhouse has an exercise room and indoor pool, plus a ballroom, catering kitchen, beauty salon, and café. Outside, you'll find walking trails and a private lake. Popular group activities include exercise classes, fishing, boating, yoga, and shopping trips.
3. Heritage Run - Lebanon, PA
Builder Woodland Contractors broke ground on Heritage Run in 2014, and plans call for 88 new and resale single-family homes on a lovely property that includes Snitz Creek Park. The charming colonial-style homes come in six floor plans ranging from 1,206 to 1,677 square feet with one to three bedrooms, one-and-a-half to two bathrooms, and attached one-car garages. Options include dens, cathedral ceilings, and outdoor patios. The community homeowners’ association fee covers trash, snow removal, and lawn care.
Homeowners also have the advantages of being near Middle Creek Reservoir and Wildlife Management Area and Historic Schaefferstown, and there are several Walmart Supercenters, farmers markets, and churches nearby as well.
4. The Aspens - Lebanon, PA
One of the most affordable 55+ neighborhoods in Lebanon is The Aspens, an established community of 58 resale attached homes located on the outskirts of historic Union Tunnel Canal Park. These ranch-style townhomes are sized from about 1,200 to 1,500 square feet with two bedrooms, one-and-a-half or two bathrooms, and attached garages. Many also have private patios with views of the park.
Although The Aspens doesn't have a clubhouse, it's right next to Coleman Memorial Park, which has tennis and basketball courts, a children’s playground, walking trails, a community garden, a mini-golf course, and an ice cream parlor/café. Residents may join the Lebanon Valley YMCA or other local fitness centers to stay in shape, and some of the best area golf courses include Lebanon Valley Golf Club and Fairview Golf Course.
