If you’re looking to find the best lowest-priced communities in Central Arizona (which is mainly the area in and around Phoenix), then you have plenty of choices. Even if you're looking for lower-priced homes, you can still consider some of the biggest and best 55+ active adult communities in Central Arizona. Larger communities, like Sun City with over 27,000 homes, not only have great facilities, they have a bigger turnover in homes for sale.

Some of the lower-priced communities, such as Sun City again, have homes for sale in the high $800s. You don’t have to pay that price, though, to have access to their many fine amenities. If your budget or your requirements are more modest, then Sun City also has compact homes for sale under $100K.

Sun City - Sun City, AZ

Sun City was the USA’s first 55+ active adult community, and as such, it was very well researched and carefully located. Its 27,492 homes stand between the cities of Surprise and Peoria in the Northwest Phoenix suburbs, and the community is less than a 30-minute drive from Downtown Phoenix. The popular Desert Diamond Casino is only a 10-minute drive away, while outdoor activities at the 30,000-acre White Tank Mountain Regional Park are 25 minutes away.

Homes for sale at Sun City start at less than $100K. There are both attached and single-family homes with under 1,000 square feet of living space at the lower end of the price range. These are ideal if you're on a budget, or simply don’t want to have the upkeep of a larger home. The smallest models offer 635 square feet, and these are studio apartments with one bathroom and a one-car garage. Slightly larger models are also available, which are similar but offer a separate bedroom.

Sun City West - Sun City West, AZ

For those who want to get out into the dramatic Arizona desert landscape to do some hiking or biking, Sun City West is just a few miles from Sun City, so it's in similar proximity to both central Phoenix and the White Tank Mountain Regional Park. It’s slightly smaller than Sun City, but it still has 16,900 attached and single-family homes for the 55+ active adult looking for an Arizona retirement.

There's a range of home types available in this price bracket, including duplexes and single-family homes. The very smallest models are patio homes with 761 square feet, providing one bedroom, one bathroom, and a one-and-a-half-car garage. Sun Village is a few miles from Sun City West in the city of Surprise at the Northwestern edge of the Phoenix suburbs. Surprise is a city of about 140,000 people and growing, but drive for just ten minutes from Sun Village and you’re traveling through Arizona’s desert landscape. Fountain of the Sun is a gated community for the 55+ active adult, and it has 2,296 attached, single-family, and manufactured homes. It’s in Mesa, which is Arizona’s third-largest city after Phoenix and Tucson, and therefore, it's the largest suburb in the Phoenix Greater Metropolitan Area. Downtown Phoenix is a 40-minute drive due west, while a 15-minute drive north takes you to the outdoor recreational opportunities of the 3,648-acre Usery Mountain Regional Park.
