Though Greenville, South Carolina is gaining popularity, it still has affordable options for active adults.

In recent years, the downtown area in Greenville, South Carolina has seen a major revitalization that’s really helped put it on the map. It’s been named one of the top small cities in the U.S. by "Conde Nast Traveler" (and for good reason). Its location in the Upcountry provides a stunning backdrop of the Blue Ridge Mountain’s scenic foothills. Its Main Street is dotted with trendy, local boutiques and popular eateries, and it's anchored by the impressive Liberty Bridge that spans Reedy River. There’s also a growing craft brewing and distillery scene as well as many cultural amenities such as the Upcountry History Museum or Oconee Station State Historic Site.

Beyond the cultural amenities and entertainment options, Greenville’s location between the bigger cities of Atlanta, Georgia and Charlotte, North Carolina makes it even more desirable to those who like to travel. The city also plays host to the Greenville-Spartanburg International Airport, making it easy for longer trips as well. 

Even with the rising popularity of this growing southern city, there are still low-priced active adult communities within the area that will appeal to all types of lifestyles. Here are three of the best lowest-priced communities in the Greenville area.

1. Annadale Estate - Greenville, SC

High $100s - Mid $200s

Originally built in 2017 by Ryan Homes, the Annadale Estate community consists of 123 new, single-family homes. There a four floor plans for potential homebuyers to consider, and they vary in size from 1,150 to 1,694 square feet of living space. Each plan offers residents two to three bedrooms, two bathrooms, and a two-car garage. 

The perks of living in Annadale Estate include several amenities such as a gathering area with a fire pit, open greenspaces, and access to the Swamp Rabbit Trail. In addition to this, a homeowners’ association handles maintenance like lawn care and snow removal.

2. Sugar Creek Villas - Greer, SC

Mid $100s - High $100s

Conveniently located near the greater Greenville area, Sugar Creek Villas is an established community that was built by NHE in 1963. It’s comprised of a combination of 160 attached and single-family homes that are on the market on a resale-only basis.

Attached homes range from 1,000 to 1,814 square feet and can have two or three bedrooms, two or two-and-a-half bathrooms, and an attached one- or two-car garage. Single-family homes are slightly larger with floor plans that range from 1,000 to 1,940 square feet of living space. These plans feature between two to three bedrooms, two to three bathrooms, and attached two-car garages.

Sugar Creek Villas’ residents are able to live a low-maintenance lifestyle with monthly HOA fees that cover tedious tasks like landscaping. 3. Swansgate - Greenville, SC

Low $200s - Low $300s

The gated, age-restricted Swansgate community is another affordable option for active adults to consider in the Greenville area. It spans 42 acres and features a mixture of 164 single-family homes and 24 condos that are only available as resale options.

The two dozen condos are spread between two buildings that are each three-stories tall. Floor plans for the condominiums range from 1,028 to 1,809 square feet and include one or two bedrooms, one or two bathrooms, and parking spaces in an adjacent lot. Single-family plans span from 1,300 to more than 2,400 square feet and have two or three bedrooms, two bathrooms, and an attached one-car garage.

Amenities within the gates of Swansgate include a clubhouse, an activity room, card tables, a catering kitchen, a library, a game room, a billiards room, an exercise room, and a locker room. Outdoors, residents will find a pool, a patio, a tennis court, a scenic pond, a gazebo, and walking and biking trails. The neighborhood is also only ten minutes from Downtown Greenville, giving residents easy access to all the city has to offer, from dining and shopping options to museums, parks, and other greenspaces.
