For active adults looking to retire in Arizona, here are the best lowest-priced communities in Northern Phoenix.

The best lowest-priced communities in Northern Phoenix tend to cost more than they do in other areas, such as Northwest Phoenix. For one thing, there are fewer of them, but also Northern Phoenix has more upscale developments than elsewhere in the metropolitan area.

Many communities in Northern Phoenix tend to offer homes starting in the $300s, but the following all have homes for sale under $250k.

1. Northtown - Phoenix, AZ

Below $100k - Mid $100s

Northtown is a small community of 281 single-family homes for the 55+ active adult. It’s within the city of Phoenix itself, and it's a 25-minute drive due north of Downtown Phoenix. The drive takes you past the Phoenix Mountains Park and Recreation Area, which surrounds the 2,608-foot Piestewa Peak and offers several hiking trails. The Lookout Mountain Preserve is even closer, just a five-minute drive from Northtown.

Amenities in this community include a clubhouse, a heated outdoor pool, a dining room, a card room, an arts and crafts room, and a catering kitchen. There are also several clubs, groups, activities, and classes, including card nights, Bible studies, a weavers’ guild, arts and crafts events, holiday events, and monthly dinners.

Models range from 816 to 1,784 square feet with one to three bedrooms, one to two bathrooms, and a carport. Prices range from the mid $100s to the mid $200s.

2. Las Torres - Cave Creek, AZ

Low $200s - Low $300s

Las Torres is in Cave Creek, a separate town to the north of Phoenix with a population of just under 6,000. It appeals to those who prefer desert and mountainous landscape, although it's still only a 40-minute drive from Downtown Phoenix. Las Torres is also only a couple of minutes from the neighboring town of Carefree, which provides shopping, banking, and dining options. 

Las Torres has just 26 attached homes for the 55+ active adult. Despite its small size, it has amenities such as an outdoor pool and spa, a pickleball court, a bocce ball court, a basketball court, a fire pit, a BBQ area, and hiking and biking trails. There are also a number of clubs and groups covering a variety of interests.

Models here range from 1,700 to 2,300 square feet with two to three bedrooms, two to three bathrooms, and an attached two-car garage. They all have such features as granite counter-tops, wet bars, and mountain views. Prices start in the low $200s, but with such a small community, there aren’t always suitably-priced homes on the market, so be sure to register your interest with a trusted local realtor.

3. Rio Verde - Rio Verde, AZ

Low $200s - Low $1Ms

Rio Verde is another community for those who want to live on the edge of the city closer to the mountains. It’s a 55+ active adult community with 980 attached and single-family homes. It’s a 50-minute drive from Downtown Phoenix, but it's surrounded by the outdoor attractions of the 21,000-acre McDowell Mountain Regional Park.

There are plenty of amenities for residents to enjoy, including the Rio Verde Golf and Country Club with its two 18-hole courses, a driving range, a bar, a restaurant, and its own pickleball and bocce courts. Other facilities outside of the country club include an 18,000-square-foot community center, a post office, a fitness center, an aerobics and dance studio, a library, an arts and crafts studio, an outdoor pool, and courts for tennis, pickleball, and bocce.

The smallest models in Rio Verde have around 1,400 square feet with two bedrooms, two bathrooms, and a two-car garage. Prices for these smaller homes start under $200k.

4. Scottsdale Shadows - Scottsdale, AZ

High $100s - Low $400s

Scottsdale Shadows is a gated community of 838 condos with no age restrictions. This community is, naturally, in Scottsdale, a prosperous city in the northeast part of the Phoenix Metropolitan Area and about a 25-minute drive from downtown. Attractions like the Phoenix Zoo and the city’s impressive Desert Botanical Garden are 10-15 minutes away.

Amenities include a clubhouse, a nine-hole golf course, three outdoor pools, a spa, a sauna, separate fitness centers for men and women, many arts and crafts facilities, and two tennis courts. There are also a number of clubs, groups, activities, and classes, including ballroom dancing, casino trips, exercise classes, a book club, and a walking group. There are also holiday parties and weekly movie nights.

Of the various models available, the smallest condos offer 850 square feet of living space, providing one bedroom, one bathroom, and a one-car garage. Similar models under 1,000 square feet offer either an additional bedroom or a den. Prices start in the mid $100s, making Scottsdale Shadows one of the lowest-priced communities in Northern Phoenix.
