Fort Mill, South Carolina has a lot to offer active adults who don't want to pay the high prices across the border in Charlotte.

As one of the fastest-growing suburbs outside of Charlotte, North Carolina, Fort Mill has a lot to offer new residents. From a busy downtown area full of local eateries and shopping to popular golf courses and the 2,100-acre Anne Springs Close Greenway, there's plenty to see and do. The area also offers more affordable housing prices than the much higher prices across the state line in nearby Charlotte.

Here are the four best lowest-price communities in the Fort Mill Area to consider:

1. Grayrock Village at Lake Ridge

Low $300s - Mid $500s

The 180-home Grayrock Village at Lake Ridge offers potential homebuyers a selection of single-family homes that are available as both new construction and resale. There are more than a dozen floor plans to choose from that were built by three developers: True Homes, D.R. Horton, and Tribute Homes. Plans range between 1,644 to 3,493 square feet with two to six bedrooms, two to four-and-a-half bathrooms, and two-car garages. Some plans also include space for a den.

Grayrock Village at Lake Ridge’s amenities include a 7,000-square-foot clubhouse, a multi-purpose room, a fitness center, a hobby and game room, an outdoor pool, two tennis courts, basketball courts, walking and biking trails, and a fishing lake. The community also has a variety of organized clubs, interest groups, and social events for residents to take part in—a sampling of options includes book club, bridge club, community service projects, and ladies luncheons. 

2. Four Seasons at Gold Hill

High $100s - Mid $300s

The age-restricted Four Seasons at Gold Hill features 301 single-family and attached homes that are on the market on a resale-only basis. Within the development, there are three types of townhomes to choose from that vary in size from 1,392 to 1,969 square feet and offer one to two bedrooms, two bathrooms, and two-car garages. Also, there are more than a dozen single-family plans, ranging from 1,480 to 3,430 square feet with two to five bedrooms, two to three-and-a-half bathrooms, and two-car garages.

Millbank is one of the newest active adult communities in the Fort Mill area. It's a small community that will have just over 50 new, single-family homes upon completion. It’s conveniently located only 10 miles from Downtown Fort Mill and offers potential homebuyers the choice between six floor plans built by Copper Builders. Plans can be customized to suit each resident’s needs and typically range between 1,688 and 2,785 square feet with two to three bedrooms, two to three-and-a-half bathrooms, and two-car garages.

As an added perk, homeowner’s association fees take care of all yard work, giving homeowners a lot more time to enjoy the surrounding area and all it has to offer, including golf courses and Anne Springs Close Greenway, a 2,100-acre nature preserve.

4. Sun City Carolina Lake

Mid $200s - High $500s 

Del Webb’s Sun City Carolina Lakes is the largest active adult community in the Fort Mill area, with over 3,100 homes within the development. The age-restricted neighborhood features a combination of both single-family and attached homes that are on the market on a resale-only basis. There are over two dozen floor plans for homebuyers to choose from that range in style, design, and size. Homes vary between 1,090 and 2,597 square feet with two to four bedrooms, a den, two to three-and-a-half bathrooms, and two-car garages.

Sun City Carolina Lakes’ residents have access to a wealth of resort-style amenities that include two large clubhouses, an onsite restaurant, a cafe and coffee shop, a sewing studio, a woodworking shop, a library, and a computer lab.
