The Best Lowest-Priced Communities on East Long Island

East Long Island has a number of active adult communities with attractive, affordable homes.

As you might guess, the active adult communities on East Long Island are further away from New York City than the West Long Island ones. And though it takes longer to get into The Big Apple, the payoffs are worthwhile. Towns like East Quogue, Center Moriches, and Cutchogue offer year-round recreation and modern conveniences in one of the most beautiful parts of New York. East Long Island also includes the Hamptons, Montauk, “Wine Country,” North Fork, and South Fork as well.

There are three airports that service Long Island: LaGuardia, JFK, and the Long Island Islip MacArthur Airport. The latter is the smallest, but it has regular flights to domestic and international cities. The Long Island Rail Road services most Long Island towns into Manhattan, and the Metropolitan Transportation Authority (MTA) also offers public transportation.

Now you know how to get to East Long Island, but can you afford to live here? You may be surprised to see how affordable some of the 55+ neighborhoods here are. Yes, there are many that are listed in the million-dollar range, but there are also many homes for sale on East Long Island that are in the low $100s (and under). It may sound too good to be true, but here are four well-priced, gated communities for active adults.

Greenwood VillageManorville, NY

Below $100K – Mid $100s

Greenwood Village offers homeowners a desirable location and sought-after amenities without an inflated price tag. This established 55+ community has 512 resale attached and single-family homes, ranging from 900 to 1,300 square feet. It’s a land-lease community—residents own their homes and also make lease payments on the land.

The attached models are about 1,100 square feet with two bedrooms, one bathroom, and attached one-car garages. The eight single-family models range from 900 to 1,300 square feet with one to three bedrooms, one to two baths, and attached one-car garages. Options may include Florida rooms and basements.

Residents gather at Greenwood’s community clubhouse to enjoy time in the game room, great room, exercise facility, and woodworking shop. The property also has tennis and bocce courts, plus a BBQ area, an outdoor pool, and RV parking. There’s also a community bus.

Manorville is less than five miles from Moriches Bay, Terrell River County Park, and Rock Hill Golf and Country Club. The surrounding area is also populated with King Kullen grocery stores, pharmacies, and hometown restaurants like JC’s.

Leisure VillageRidge, NY

Below $100K – Mid $200s

Large in scale, Leisure Village is an established neighborhood of 1,500 resale attached homes with 11 floor plans and a 9-hole golf course. The models start at 1,194 square feet with one to two bedrooms and bathrooms and either garages or street parking. A monthly homeowners’ association fee (HOA) covers snow and trash removal, exterior maintenance, and lawn care.

The private clubhouse provides activity rooms, a fitness room, a ceramics studio, and a woodworking shop. Outside, you can find three bocce courts, an outdoor pool, and walking trails. Leisure GlenRidge, NY

Low $200s – Mid $400s

Also in Ridge, New York, this established active adult community has 646 resale attached and single-family homes. It doesn’t have a golf course, but homebuyers will be impressed by its other amenities.

There are five attached models, sized from 1,140 to 1,635 square feet with two bedrooms, two bathrooms, and a garage. Options include patios, porticos, and morning rooms. The single-family homes come in three models, ranging from 1,417 to 1,685 square feet with one to two bedrooms, two bathrooms, and attached two-car garages. Some models offer dens, patios, and breakfast rooms.

Leisure Glen’s modern clubhouse has its own fitness center with locker rooms and a Nautilus Exercise Studio. There are arts and crafts studios, a Wall Street room, a music studio, and a 350-seat auditorium. The Olympic-sized outdoor pool, walking trails, tennis courts, pickleball courts, and bocce courts are also well-used by residents, and the long list of clubs and events offers something for every interest.

The town of Ridge is surrounded by two parks, Brookhaven State Park and Rocky Point Preserve. But if you tire of the greenery, the shores of the Long Island Sound are mere minutes away. There are plenty of shops and services in the area, and a slew of local medical organizations, including Long Island Community Hospital and Stony Brook University Medical Center.

Priced a bit higher but still reasonable, The Waterways at Moriches is an established 55+ community with 343 resale attached homes. Located right off Moriches Bay with a private marina, the community’s close proximity to the water is reflected in the home prices. There are eight floor plans, ranging from 1,500 to 2,072 square feet with two or three bedrooms and bathrooms and attached one- or two-car garages. Upgrades may include granite countertops, hardwood floors, and lakefront property, and the HOA fee covers snow removal and lawn maintenance.

The lovely clubhouse has a health spa, saunas, lockers, and an exercise room, along with lounges, activity rooms, a media room, and a party room. Outdoor amenities include tennis and bocce courts, plus a relaxing pool, patio, and spa. Homeowners run all of their errands at nearby hubs like M&M Market, LaCorte’s Farm Stand, Foodway, and CVS.
