Central New Jersey has 101 active adult communities, and is known for its thriving suburbs, proximity to New York City, Philadelphia, and Atlantic City, beaches, forests, and outstanding medical care.

Here in the heart of the state you can act like a tourist at landmarks like Monmouth Battlefield State Park, Thompson Park Zoo, or the Thomas Edison Center at Menlo Park. Driving to beaches like Asbury Park, Long Branch, and Belmar is a piece of cake; so is traveling to the Big Apple via the Staten Island Ferry, car, bus, or train.

Central New Jersey real estate is in high demand for good reason, and our research concurs. We looked at the data for Central New Jersey active adult communities, and here are their top five best-selling 55+ communities from January 1 through June 21, 2019.

1. Clearbrook - Monroe

Low $100s - High $300s

As one of Middlesex County’s largest active adult communities, Clearbrook offers a large selection of floor plans and amenities. This established, gated neighborhood has 2,026 resale condo, attached, and single-family homes and is less than two miles from the Jersey Turnpike.

There are 28 home models ranging from 520 to 1,729 square feet. The cozy condos offer one to two bedrooms and two bathrooms, while the two-story townhomes have one to two bedrooms, one-and-a-half to two-and-a-half bathrooms, and garages. Clearbrook’s single-story ranches have one to two bedrooms and bathrooms, and either a garage or carport.

Clearbrook’s amenities are what you’d expect from a community of this size. That includes a 25,000 square-foot clubhouse plus a cultural center with its own auditorium. On the grounds you will find two pools, a health center, fitness center, game and meeting rooms, pickleball, tennis, and the 9-hole Clearbrook Golf Course.

2. Concordia - Monroe

Mid $100s - Mid $400s

The friendly homeowners in Concordia are quick to welcome new neighbors and make them feel at home. It isn’t hard to meet people here, as this expansive active adult neighborhood has 1,757 resale condo, attached, and single-family homes, plus resort-style amenities that everyone enjoys.

This gated community offers 14 models from 951 to 1,700 square feet. The condos have two bedrooms, one to two bathrooms, and carports or garages. The single-family homes have two bedrooms, two bathrooms, and garages. Options like dens, patios, and spacious master suites are available.

Concordia’s big draw is its golf club, which offers memberships to homeowners. Club Concordia has an indoor pool, spa and sauna, a modern fitness center, an outdoor pool, lighted tennis courts, and bocce. Popular clubs include the movie group, ceramics, the Christian Fellowship Group, and the Social Singles.

3. Canal Walk - Somerset

Mid $300s - Low $600s

Can’t decide between new or resale? Canal Walk offers both, with 1,200 new and resale condo, attached, and single-family homes. This gated community is minutes from Colonial Park, which has recreation facilities, a dog park, and its namesake, Weston Canal.

Canal Walk has 23 models from 1,503 square feet to just shy of 3,000. They offer two to three bedrooms, two to three-and-a-half bathrooms, and garages. With options like patios, dens, balconies, and two-story family rooms, you’re sure to find a home that meets your needs.

The amenities are top-drawer, with most located at the exclusive Premier Club. It has its own cafe, a salon, a demonstration kitchen, and a crafts room. Staying fit is a priority for many residents, who take advantage of the state-of-the-art fitness center, steam rooms, wellness center, sports courts, and pools.

There is also a second, smaller clubhouse that has additional perks. Activities like fitness classes, bus trips, concerts, golf club, Zumba, and craft groups keep friends and neighbors connected, happy, and very busy.

4. Greenbriar - Monroe

High $200s - Low $400s

Our fourth entry on this list is Greenbriar, which is next to Whittingham, its smaller, sister community. The two share a clubhouse, but are otherwise separate.

Greenbriar is about five minutes from Concordia and is also gated, with 1,194 resale attached and single-family homes. This active adult neighborhood has 15 floor plans ranging from 1,672 to about 2,639 square feet. Most have two or three bedrooms and bathrooms and garages.

Residents are welcome to join the Greenbriar Golf Club at Whittingham, which features a 9-hole course. The clubhouse has an exercise room, an indoor track, pickleball, bocce, tennis, indoor and outdoor pools, and a restaurant. There are more than 50 clubs, including yoga, Aquacise, knitting, and off-site trips to places like Atlantic City, galleries, and museums.

5. Rossmoor Village - Monroe

Below $100k - Mid $400s

Also in Monroe, Rossmoor Village is another large, gated 55+ neighborhood, with 2,303 resale condo, attached, and single-family homes. It has all the benefits of a golf-course community, including available membership to the Rossmoor Golf Course, a pro shop, and a large clubhouse.

Rossmoor Village has many floor plans from 590 to 2,259 square feet. These have one to two bedrooms, one to two-and-a-half bathrooms, and carport parking or garages. Options include dens, patios, and breakfast nooks.

In addition to the golf course, on-site amenities include an outdoor pool, a fitness center with an aerobics studio, a catering kitchen and ballroom, craft studios, sports courts, and R.V. parking.
