The Best-Selling 55+ Communities in Tampa, Florida

Active adults hoping to find Tampa real estate in a 55+ community with a desirable location and a lot of amenities have several choices. The Tampa region is broad, stretching from communities south of the city all the way across the Bay to neighborhoods near Clearwater and Saint Petersburg.

The best-selling 55+ communities in Tampa and the surrounding areas are well-known for their mass of amenities; their proximity to the culture, golf, and beaches; and their reasonably priced resale properties. Take a look at the five most popular places in and around Tampa. 

Sun City Center – Sun City Center

Below $100k – High $400s

The community with the most homes sold is Sun City Center, a well-known hotspot for active adults who enjoy living less than half an hour from Downtown Tampa. Sun City Center provides residents with opportunities for everything from tennis to shuffleboard to pickleball. There are pools, fitness centers, a library, a computer lab, and softball fields. 

Clubs attract residents who enjoy yoga, gardening, dogs, and photography. Live entertainment is frequently scheduled, there are parties and dinners, and community trips into Tampa are a great way for neighbors to get together and have some fun.

The resale homes available at Sun City Center are a diverse collection of single-family and attached models. Attached villas are between 1,503 and 1,862 square feet with two bedrooms, two bathrooms, and an attached two-car garage. Single-family floor plans have more space, starting at 1,503 square feet and growing to over 3,000 square feet. Buyers can find two-, three-, or four-bedroom homes with two or three bathrooms and attached two-car garages. Some homes for sale have dens, extended patio space, and upgrades such as three-car garages and screened lanais. 

Kings Point – Sun City Center

Below $100k – Low $300s

Next in line on the list of best-selling Tampa area communities is also in Sun City Center. The 55+ community of Kings Point is about half the size of Sun City Center, but it offers almost as many amenities

This golf cart-friendly community has a 97,000-square-foot clubhouse which features a cafe called La Perk, a state-of-the-art fitness center, and community-friendly spaces like a woodworking shop and an indoor whirlpool. There are pools, walking paths, a floating fishing dock, and transportation to and from special community events within and outside of the community.

Estate Homes at Kings Point are large and well-appointed. They have four bedrooms, three bathrooms, and an attached three-car garage. They are between 2,878 and 3,038 square feet with two covered porches, large kitchens with islands, and a sitting room in the master suite. Buyers can also choose an attached home in several models. These homes have between 800 and 2,000 square feet. Most of these resale properties have two or three bedrooms, two bathrooms, and either an attached garage or covered parking. 

On Top of the World – Clearwater

Below $100k – Low $200s 

Moving north and west across Tampa Bay is the next best-selling 55+ community: On Top of the World in Clearwater.

There are 96 high-rise condo buildings with a total of 4,956 units ranging from 850 to 1,750 square feet. They have one or two bedrooms, one or two bathrooms, and assigned parking. Some homes have upgrades like marble and tile floors, granite counters, and hurricane shutters. Buyers can choose a unit with an oversized pantry, a screened Florida room, or extra-large master suites.

The clubs and activities offered at On Top of the World are extensive. Residents can participate in music group, lawn bowling, and bingo. They can take an aerobics class or join the entertainment committee. Amenities include two golf courses; one is 18 holes and the other is nine holes. There are swimming pools, tennis courts, and shuffleboard courts. Community transit is also available for residents who don’t want to drive into town. Clearwater Beach isn’t too far from this community, giving residents the opportunity to sunbathe, fish, and watch dramatic sunsets over the Gulf of Mexico.

Timber Pines – Spring Hill

Low $100s – Low $300s

Filled with nature and parks, Spring Hill is a town just outside of Tampa. It’s no wonder that Timber Pines is a hot-selling community for 55+ buyers. 

This community has attached villas and single-family homes in affordable price ranges and several floor plans. Villas have one or two bedrooms with one or two bathrooms and a garage. Single-family homes have two or three bedrooms, two bathrooms, and attached two-car garages. Manor Homes, Artistic Homes, and Alexander Custom Homes are just some of the collections available to buyers interested in Timber Pines.

Active adults interested in living on a golf course will enjoy the options in this community. There are four golf courses at the Resident Activities Center as well as a putting green and driving range. There’s also a fitness center, craft room, and woodworking shop. Residents can enjoy the pickleball courts, bocce ball courts, and horseshoe pits. There’s also tennis, shuffleboard, and two outdoor pools.

Highland Lakes on Lake Tarpon – Palm Harbor

Below $100k – Low $300s

Amenities are a big part of what sells homes at Highland Lakes on Lake Tarpon, a 55+ community with a 27-hole executive golf course, eight shuffleboard courts, and four pickleball courts. There’s an entire arts and crafts building dedicated to woodworking, ceramics, and stained-glass making. At the Lake Tarpon Lodge, residents enjoy access to pontoon boats, a pool, and a catering kitchen attached to a banquet room. This community provides everything residents need to feel comfortable and social.

Resale properties are offered in villa and single-family home models. They have between one and three bedrooms and various floor plans that allow for entertaining, downsizing, or any type of lifestyle adjustment buyers may be looking to make. There’s also plenty of boat and RV parking available on the premises.
