There is naturally a bias towards larger communities, with a bigger turnover, but these are also where you find the biggest choice of homes. If you’re planning a house-hunting trip to Phoenix, you want to make the best use of your time and have a real estate agent show you as many available properties in your preferred communities as possible.

Arizona has a lot to recommend it, including its almost perfect climate if you like outdoor activities, with about 300 sunny days a year. If you plan to spend time playing golf, pickleball, tennis, or any other outdoor sport, Arizona is one of the best choices.

Here, then, is the 55places.com list of the best-selling 55+ communities near Phoenix so far this year.

1. Sun City West

Low $100s – High $600s

Sun City West is one of Del Webb’s original 55+ active adult communities near Phoenix, built between 1978 and 1997. It has 16,900 single-family and attached homes, and as a large community it provides many amenities for residents.

Facilities in Sun City West include nine golf courses, nine restaurants, 18 places of worship, and its own hospital. There are four recreation centers, providing amenities such as indoor and outdoor pools, fitness centers, tennis courts, pickleball courts, arts and crafts studios, and dance studios. There are numerous clubs, classes, and activities including for sports, dancing, fitness, card and board games, arts and crafts, theater, and a singles club.

Models start at a compact 761 square feet, with one bedroom, one bathroom, and a one-and-a-half-car garage. There are several dozen models available, larger ones having up to three bedrooms, a den, three bathrooms, and a three-and-a-half-car garage. 

2. Sun City

Below $100k – High $800s

Sun City was the first 55+ active adult community in the U.S., and the Phoenix area was carefully chosen for its location when work began in 1960. It has 27,492 single-family and attached homes, and condos.

Amenities include 11 golf course (eight public, three private), 30 churches, a synagogue, seven recreation centers, fishing lakes, a hospital, a theater, an outdoor amphitheater, and a ballroom. The several dozen clubs, classes, and activities range from aerobics to a ukulele club, as well as several dance groups, handbell ringing, sports clubs, and numerous arts and crafts clubs.

There are many different models of homes available. The smallest studio chalets have 635 square feet with one bathroom and a one-car garage, while the largest homes have three bedrooms, two bathrooms, and a two-car garage.

3. Sun City Grand – Surprise

Mid $100s – Low $900s

Sun City Grand was the third of Del Webb’s developments in Phoenix’s Northwest Valley, started in 1996 and providing 9,802 single-family and attached homes, and condos, for the 45+ active adult. The Northwest Valley takes in the city of Surprise, and is about a 40-minute drive from Downtown Phoenix and a 25-minute drive from the entrance to the 30,000-acre White Tank Mountain Regional Park.

Amenities in Sun City Grand include four golf courses, tennis courts, fishing lakes, a pet park, a softball field, four clubhouses, several indoor and outdoor pools, and its own TV station. Residents have numerous clubs, classes, and activities to participate in, such as wine-tasting and dining groups, arts and crafts groups, travel, various sports clubs, fishing, and a drama and comedy group.

The smallest models in Sun City Grand are one-bedroom condos with 427 square feet, one bathroom, and a one-car garage. There are dozens of different home models, right up to 3,388 square feet, providing three bedrooms, a den, two-and-a-half bathrooms and a two-and-a-half-car garage.

4. Sun City Festival – Buckeye

Low $200s – High $500s

Sun City Festival is in Buckeye, a city of about 70,000 people and a 40-minute drive due west of Downtown Phoenix. It’s a 45+ active adult community with 7,200 single family homes.

Amenities include a 31,000 square-foot clubhouse, a golf course, a fitness center, a 9,000 square-foot craft studio with clubs and classes, a pool and spa, and courts for tennis, bocce, pickleball, basketball, and volleyball. There are a number of clubs, classes, and activities available to residents, such as brewing, singing, hiking, dining, arts and crafts, various sports clubs, and gardening.

Sun City Festival specializes in spacious models, with the smallest homes offering 1,099 square feet, two bedrooms, a den, two bathrooms, and a two-car garage. The most spacious have over 3,000 square feet, three or four bedrooms, three-and-a-half bathrooms, and three-car garages.

5. Victory at Verrado

High $200s – High $500s

The only non-Sun City community in the top five, Victory at Verrado is also in Buckeye and is a newer 55+ active adult community where construction commenced in 2015. When complete there will be 3,500 single-family homes.

Amenities include a 35,000 square-foot clubhouse, a fitness center, a golf course, several pools, an arts and crafts studio, and courts for several sports. There’s also a vineyard, an olive garden, and a chef’s kitchen garden providing produce for the restaurant and bar.

Models start at 1,222 square feet with two bedrooms, two bathrooms, and a two-car garage, through to 3,500 square feet with three bedrooms, a den, three-and-a-half bathrooms and a three-car garage.
