Few states in the Northeast have as many diverse landscapes, historical landmarks, and outstanding hospitals and universities as Pennsylvania. There are 168 active adult communities in the Keystone State, with an almost dizzying array of locations, home choices, and amenities.
To make this more manageable, Pennsylvania can be broken down into three main regions: Central, Eastern, and Western. The most well-known areas in Central PA include Gettysburg, Harrisburg, and Lancaster. Eastern PA is home to the City of Brotherly Love (Philadelphia), Allentown, and Reading and has the most communities; moving towards Western PA, you can find 55+ neighborhoods in the Pittsburgh area.
55places.com has compiled a list of Pennsylvania’s best-selling active adult communities from January 1, 2019, to the present. These five standouts feature new or resale homes, ranging from 190 residences up to 1,720.
Low $200s - High $700s
The most popular retirement community in PA is also the second largest, with 1,720 resale attached homes built from 1978 to 2005. Hershey’s Mill is a gated neighborhood in Chester County, with about 3,000 residents and a resort-style atmosphere highlighted by Hershey’s Mill Golf Club, a private, 18-hole course with a clubhouse, practice facilities, and restaurant.
This 800-acre property also has bocce, shuffleboard, pickleball, and tennis courts, along with lakes, ponds, walking trails, a pet park, and gardening plots. Hershey’s Mill also has its own TV studio and a community center with a main hall and meeting rooms. There are too many clubs and activities to list here, but some of the popular ones include the Ski Schussers, Baby Boomers Social Group, bus trips, the investment group, and yoga.
Hershey's Mill is divided into 25 villages, and there are nine attached home models. These range from 1,158 to over 3,153 square feet with one to three bedrooms, two to four bathrooms, and attached garages. Some models include dens, decks, and second-story lofts.
Low $300s - High $300s
One of our newer active adult communities is Traditions of America at Cranberry, an intimate neighborhood of 102 new single-family homes, completed in 2018. Designed to accommodate active lifestyles, its clubhouse has a modern business center and café, a sports bar and lounge, plus an exercise studio, a heated pool and patio, and gathering rooms.
There are five floor plans, sized from 1,599 to 3,088 square feet with two to three bedrooms, two to three bathrooms, and an attached two-car garage. Located in Butler County about 30 minutes north of Pittsburgh, Cranberry Township is a small town of around 30,000. Traditions of America’s quiet location is about three miles from Downtown Cranberry, where you can find the Cranberry Mall, a Walmart Supercenter, a Costco, and Cranberry Township Community Park.
High $200s - Mid $500s
If you want to live near where all the action is, The Arbours at Eagle Pointe could be just what you’re looking for. Located in Delaware County less than 20 miles from Center City Philadelphia, this desirable 55+ community will have 398 new and resale attached and single-family homes upon completion.
Its shining star is its beautiful clubhouse, where residents go to work out in the exercise room, relax in the great room, swim at the outdoor pool, play bocce, or practice at the putting green. Friends and neighbors also enjoy getting together for potlucks, card games, and football parties.
The two attached floor plans are sized at 2,181 and 2,362 square feet, both with two bedrooms, two bathrooms, and attached one-car garages. There's an option for a loft with a den as well. High $100s - Mid $400s
Also in Delaware County, Foxfield has an excellent variety of home choices at different price points. Built from 2004 to 2013, this active adult community has 520 resale condo, attached, and single-family homes, and a 6-hole golf course and putting green. Its modern clubhouse has year-round offerings, including an indoor pool and whirlpool, an outdoor pool, an exercise room, tennis, bocce, card rooms, and a grand room with a catering kitchen. Well-attended activities like Friday night socials, book club, a speaker’s series, and game nights keep the friendly homeowners active and engaged.
There are 13 models, ranging from 1,114 up to 1,836 square feet. The Villas condos offer one to two bedrooms, two bathrooms, and one-car garages on the ground level. The Carriages attached homes have one to three bedrooms, one-and-a-half to three baths, and attached one- or two-car garages. Foxfield’s single-family ranches come with two to four bedrooms, two or three baths, and an attached two-car garage.
Garnet Valley is about 25 miles from Philadelphia, and it's quite close to the Delaware state border. Homeowners can drive over here and save on sales tax (Delaware has no sales tax), or enjoy outdoor time at nearby Bechtel State Park.

Lancaster County is one of the most sought-after counties in PA, and it's home to the lovely 55+ neighborhood of Watson Run. It's about 11 miles east of Lancaster, considered the heart of Amish Country. On the way, you'll pass Dutch Wonderland, (your grandkids will love it!) a Walmart Supercenter, and a myriad of shops and restaurants.
Watson Run will have 190 new and resale single-family homes when finished, and a welcoming clubhouse for residents. Here you'll find an outdoor pool, a lounge with a fireplace, activity rooms, and a catering kitchen. There are also walking and biking trails on the property.
