Oh, and by the way, “best” doesn't mean the most expensive when it comes to this list. Our data shows that the top 10 top-selling NY communities have different price points and range from smaller, friendly neighborhoods to full-fledged resort-style living.
Here are the best-selling active adult communities in New York for 2021 so far.
1. Leisure Village - Ridge, NY
Below $100k - Low $300s
Exceptionally affordable and an area landmark, Leisure Village is an established East Long Island property that offers homeowners low-maintenance lifestyles and vibrant amenities to keep their schedules as busy or quiet as they like. There are 11 single-story attached floor plans offering one to two bedrooms and bathrooms and either street parking or garages. Some have been upgraded with new kitchens, roofs, and vinyl windows. The reasonable homeowners’ association (HOA) fees provide for lawn care, trash pickup, snow removal, and exterior maintenance.
If you’re a golfer, you’ll be pleased to learn that Leisure Village has its own nine-hole golf course and putting green. Other perks include a 25,000-square-foot clubhouse with a fitness room and hobby rooms, bocce ball courts, an outdoor pool, and group activities like the theater club, ceramics, and quilting. This popular neighborhood is only five miles from the beach and is located between Brookhaven State Park and Rocky Point State Pine Barrens Preserve.
2. Heritage Hills - Somers, NY
High $200s - Low $700s
This popular community is not age-restricted but is designed for active adult lifestyles with impressive health and wellness offerings. Heritage Hills was completed in 2003 and has 2,600 resale condo and single-family homes in the Carmel region of Eastern New York.
There are over two dozen floor plans ranging from 955 to 1,900 square feet, with one to three bedrooms, one- to two-and-a-half baths, and attached garages or carports. You can also find features like en-suite bathrooms, wood-burning fireplaces, and granite countertops in some of these beautifully-appointed homes. The HOA fees provide for exterior maintenance, trash pickup, and snow removal.
As for those health and wellness offerings, Heritage Hills has a modern clubhouse with a performance theater, an exercise room and a sauna, locker rooms, and five outdoor pools and patios. You can also enjoy playing bocce ball, tennis, and pickleball; or if you prefer, you can spend time at the community’s gardening plot. Geared for gracious downsizing, The Coves at Melville is located on lovely West Long Island. Leisure Knoll is another affordable, established 55+ community in the town of Ridge, NY. Its 701 single-family homes were built from 1972 to 1982, and the community is less than five miles from the Long Island Sound, close to a King Kullen, Stop & Shop, and pharmacies. There are a dozen home models sized from 655 to 1,135 square feet with two bedrooms, one to two baths, and attached garages.

Sunken Pond offers 194 resale attached homes with three models ranging from 1,344 to 1,656 square feet. They have two bedrooms, two- or two-and-a-half baths, one-car garages, and features like full basements, cathedral ceilings, open kitchens, and front porches. If you’re interested in new construction in East Long Island, Vineyards at Brookfield could be the perfect community for you. Plans call for 146 attached homes on a gated property that covers 25 acres in Center Moriches. Dutchgate is in an enviable location, perfectly situated close to JFK Airport and the Long Island’s south shore beaches. This gated community offers 348 resale condo and attached homes, an exclusive clubhouse, and a vibrant lifestyle.
The five condo floor plans are all 968 square feet with one or two bedrooms, one-and-a-half to two baths, and outdoor terraces. Dutchgate’s two-story townhouse floor plan measures 1,400 square feet with two master bedrooms, two baths, a patio, and a balcony. Other features may include hardwood floors and stainless steel appliances, and the HOA covers exterior and grounds maintenance, cable TV, and trash and snow removal.

Upon completion, this charming neighborhood will have 50 condos on a peaceful property surrounded by lakes, reservoirs, and golf courses like the one at Mahopac Golf & Beach Club. Villas At Seminary Hill is also close to two train stations, Carmel ShopRite Plaza, and Putnam Hospital Center.

They're sized from 1,322 to 1,598 square feet with two bedrooms, two bathrooms, and one-car garages. This appealing neighborhood is in Long Island’s Suffolk County, which has wonderful shopping, restaurants, cultural attractions, and access to great health care.

Our last entry is Fairfield at St. James, also on Long Island. This gated active adult community has 653 resale condo and attached homes, and its residents stay connected with year-round activities and events. The clubhouse features an indoor pool and fitness center, and there are also two outdoor pools, tennis courts, and a bus service that drives to local shops and services.
The majority of the homes at Fairfield at St. James are condos, which have one or two bedrooms and bathrooms, one-car garages or driveways, and patios or balconies. The townhomes have three bedrooms and two-and-a-half baths, plus garages or driveways. High-end upgrades may include quartz countertops, updated master suites, custom cabinets, and double pane windows, and the HOA fee covers trash and snow removal and grounds maintenance.
Fairfield at St. James is about 10 minutes south of the Long Island Sound and not far from the Smith Haven Mall, which has a Trader Joe's, a Whole Foods, and other shops. It's also close to Stony Brook University, a Walmart, Costco, Petco, and anything else you might need when running errands.
