About 50 miles inland from the Pacific Ocean lies an area where retirees are living the good life of warm, sunshine-filled days and fun-filled diversions. The Inland Empire, also known as San Bernardino Valley, is an idyllic area to settle down, boasting a rich history and a healthy economy.

Luckily, there are plenty of affordable 55+ communities in the area to choose from. Here are some of the most affordable active adult communities in the coveted Inland Empire Area.

Banning Estates — Banning

Below $100k - Low $200s 

Boomers living on a budget will appreciate the affordable, worry-free lifestyle at Banning Estates. Residents at this 55+ manufactured home community enjoy a wide range of nearby shopping, dining, and entertainment venues in the historic city of Banning, California.

Banning Estates keeps active adults busy with amenities galore, including a heated outdoor swimming pool and spa, a bingo hall, poker and pool tables, a fitness room, and tennis and pickleball courts. Golf enthusiasts will enjoy the nearby golf courses in the area.

With 199 manufactured homes built between 1980 and 2001, this intimate, established community offers homebuyers a choice of various floor plans ranging in size from 864 to 1,680 square feet. Each home offers two to three bedrooms, one to two-and-a-half bathrooms, and a one- or two-car garage.

Jess Ranch — Apple Valley

Set in the high desert of Apple Valley, this sprawling community of 2,120 residences is just a mile from local shopping and restaurants. It’s also near the California Route 66 Museum, and it’s less than two hours from Los Angeles, Palm Springs, and Orange County

This gated community offers residents plenty of diversions and amenities, including an outdoor pool, a small clubhouse, shuffleboard courts, walking and biking trails, aerobics classes, tennis, bocce, arts and crafts, and more. 

Panorama Village — Hemet

Low $100s - High $100s

The budget-friendly Panorama Village fulfills every major box on most active adult checklists. It’s affordable; conveniently located near shopping, dining, and entertainment; and it’s chock-full of amenities and social activities. Located in the town of Hemet, Panorama Village residents enjoy small-town charm near big-city excitement.

Panorama Village is an intimate age-restricted community comprised of 501 single-family homes, built from 1962 to 1968. The homes range in size from 912 to 2,371 square feet, with two or three bedrooms, two or three bathrooms, and an attached one or two-car garage.

Residents of Panorama Village stay active and busy with onsite amenities such as a nine-hole executive golf course, a swimming pool, spa, and patio, a clubhouse, walking and biking trails, an indoor spa and exercise room, a computer lab and library, and various game and hobby rooms. It set the standard for many active adult communities to follow, and still lives up to that standard today. This affordable community of 4,762 single-family and attached homes offers world-class amenities set in the charming small town of Menifee

A dizzying array of social activities, clubs, and amenities await homebuyers of Sun City, including three large gathering halls, two outdoor pools, an outdoor amphitheater, a woodworking shop, and a ceramics studio. Outside, there are horseshoe pits, lawn bowling, and bocce ball and tennis courts. Indoors, residents enjoy the card room, fitness center, billiards room, table tennis, and indoor shuffleboard courts. There are over 40 active social clubs and interest groups at Sun City.

Built by Del Webb and Presley Co. between 1962 and 1981, Sun City offers resale homebuyers a choice of attached homes that feature one to two bedrooms, one to two bathrooms, and a garage or carport. Single-family homebuyers can choose from two to three bedrooms, one to two bathrooms, and a garage or carport. 

Sun Lakes Country Club — Banning

Some of those amenities include three large clubhouses, a pool and patio, two private golf courses, a fitness center, a library, a grand ballroom, tennis and bocce ball courts, a card room, a billiards room, and an arts and crafts studio. There are also various onsite restaurants and cafes, as well as miles of scenic walking and biking trails.
